Did you "officially" close on the property yet?

If you already closed on it, and it doesn't specifically state they get to stay there, etc. have them served with a 30 day notice (this is assuming you have already officially closed and your contract didn't state anything else regarding them staying).

If your contract did state they could stay in there, who is making the mortgage payment while they're there?

The building needs a new roof shortly after moving in ....
Someone's plumbing fails and ruins another unit ....
Fire partially or completely ruins the building ....
A guest is injured on common property and sues the whole building ....
Is a special umbrella insurance policy needed ....
Etc, etc .....

Buying part or a percentage of something is very different than owning all of it.

What he said was the they have 3 months to move. Thats pretty standard and normal. Every property has been inspected before sale up here and a status report is included with the paperwork in viewings. Don't know how other countries handles that though...

The inspection doesn't spell-out his obligations or liability as a partial owner. If 3 months is standard WTF is his post about?

pretty standard to wait a few months before moving in.. buyers normally have clauses about financial stuff and sellers about finding a new place etc.. don't know how this is over at you guys though...

yep, and thats a normal agreement.. clauses in contracts are everywere and I bet he has a clause saying that if they move and he doesn't have the cash, he gets out clean aswell...
