As for real estate, even though it doesn't seem logical, real estate prices are escalating through the roof and people are paying well over appraised prices.

I actually just got my offer on a house approved at about 10k under its appraised value but your right houseing prices continue on an upward trend down here

You're lucky then. I live a little north of Orlando and the house across from us sold a few months ago in one day. They had 22 people come by the day it went on the market and got 14 offers and ended up selling for 50k over the appraised value.
