I Need Advice On My Bitch Of A Landlord
 
I am a 21 year old male who moved out of his parents house in January and this is the first time being on my own. Landlord seemed very very nice shirt Ukranian woman and we signed a lease. Just recently I have told her that Im getting a puppy because lease said I can have 1 animal so thats great, then all of a sudden she flips out saying I cant have 1.

She has 1 cat downstairs and 5 thats right 5 outside which is fuckin retarded. She clearly went against the lease and I have no idea what I can do with this situation due to bein on my own for the first time.

THEN today she knocks on my door and says I need to have my girl who sleeps here quite a but due to hating her dorm room roomates has to pay a piece of the utilities due to me havin her over mostly every night so she has to pay 80 bucks now. This alone is fucked up cause she went on the suggestion of my 2 gay snobby Indian roomates which is just silly. She just threw it on me saying she has to pay and now shes gonna flip out on my landlord cause she only comes here and sleeps due to the water being free.

I and I alone signed this lease not my girl so what do you guys think I should do???

She has no right to charge your girlfriend $80 per month just to come over. Personally I would start to look elsewhere for a place and hand in your notice.

You must have a rent control or rentalsman office of some sort in your community. Go see them, find our what your rights are where YOU live, and then do what's in your own best interest based on that information.

No sense me telling you what you should do, as my advice is only based on what your rights would be if you lived here.

First, your in a bad situation as it is. Obviously if you piss off the landlord your life will become hell.

As for the animal, if it is already in the lease you can legally obtain one. Assuming the lease actually states that, since I have not read it.

Utilities: What is the current split? How is it written in the lease? Has she shown you the utility bills? Is this for all utilities or just water? Since obviously such bills like cable, phone, gas, and often electric would not change really with the number of people there. Only exception could be electric.
Naturally if there has been an increase in the bills then they can be passed onto you unless your lease dictates otherwise. Made up numbers or amounts do not work though unless it is during the intial lease arangement, then under most circumstances they can charge whatever you agree to in writting.

total bullshit. tell her take the $80 and shove it up her ass. She has no right charging you for someone spending time with you at your place. She has no clue who it is and why that person is there, nor is it any of her business.

oh, and you know you dont have to answer your door for her, right? if my landlord needs to say something or needs to contact me, she will personally come up to my door herself and slip a typed memo under the door. very professional. everything is in writing, and she makes sure its hand delivered. (even though, shes a fuckin bitch of a lady & i just applied for a new apartment lol)

I didnt pay the extra 80 i just got the billl today so fast for last month which is wrecked because she should have talked to me or her before she just randomly chargers her. Thing is my girlfriend has nothing to do with the lease and she said that there was some bs rule that I didnt see that said I cant have a guest sleep over which is 110% false. Fucked up thing is this woman isnt even the owner of the house every bill that I get is from her cousin Viktor is another Ukranian that lives in the cellar...

What the other strange thing is my lease is missing from my room and I have a weird hunch that she stole it while I was away cause for those months I didnt have a door just a cheap slide door until a few days ago. I have done alot of chores for this woman and this is plain fucked up .

Only I signed the lease plus she is never here during the day due to going to college. All she does is sleep here and whats fucked up is that I was livin alone for 2 months and the so called landlord said shit and now all of a sudden since these 2 Indian fucks said it today she acts like there slave and goes by what they say.

The utilities is split between 4 ppl, landlord,me and the 2 roomates and the water is free . The water pretty much is all she uses and thats it....

Not really chores just when she needs some boxes etc moved to her other house the 1 she owns I do it for it plus Im always a week or so late with the rent which has been verbally agreed to being ok .. If she wrote that you can have a pet, get one . There is not much landlords can do when you have a bail .

She also have NO right at all to charge your girlfriend money . You can have who you want whenever you want . it's your place . She is just trying to exploit you .

So I suggest you just do what you gotta do ... and pay her with tracable ways (checks wires etc) . Read your bail ...

This all depends on two things where you live,
(In Ontario we have the landlord tenent act )
second the excact wording of your lease.
remeber no lease ever superseeds the law of the land.
Be very careful not to ruin your credit record when you leave she can cause you real grief.

Seriously that is either a VERY generous lease or its a month to month.
Typically leases are for a set time period such as 1 year. Your rent is locked in at the lease rate, yet if you move out early you can be on the hook for the rest of the lease.

Legal issues aside - unless you're home most of the day, don't get a puppy while living in an apartment or even part of a house. Wait until you have a decent sized house and yard or are home during the day.

IMO you should move, we pay the water bill here cuz it's a house. It only runs $40 every 3 month's. When we lived in an apt. we didn't pay for water. Most of the room around here include all utilities.

1)Don't get a dog if your house is a "room". (even if you are allowed to; its just gonna cause you grief)

2)Talk to your landlord in a reasonable and rational manner; tell her how you feel about the $80(that you feel it is unjustified).

3)Look for a new place if your landlord is irrational.

every lease is different, so you have to read the fine print of yours. but theres NOTHING in ANY lease about who you can or can not have over your apartment. that is simply nobodys business. thats your privacy, in which you pay for every month!!!!

I think I can handle a puppy so thats not an issue it has a crate and everything. I tryed talking to her and she says that my gay roomates requests make sense cause she does pretty much live here which is bs cause she sleeps here and thats pretty sleeps here and uses water which is free and thats it. She says shes leavin next week to Ukranian so I should pay it off and thats final and she doesnt want any questions or excuses..

Are you going to leave the puppy home alone during the day?(I'm assuming you go to college/work during the day)

If the landlord won't budge, then go to your local tenant authority to try to claim some damages. And you should move out because you are going to feel real uncomfortable staying there if there is tension between you and your landlord/roommates.

OR

You could make love to your landlord and see if she will loosen up :2 cents:

Since she signed on the behalf of someone else the lease is invalid. You got no protection nor does the owner.

You can leave without notice if you wanted to or stay and let her fuck you over since you have no lease protecting you.

Don't get a dog if you live in an appartment.. If your landlord lives downstairs, she'll go crazy hearing the dog running around all the time..

and it's too small for a dog to exercise.

My advise: deal out something and move out.
