I consider myself to have perfect credit, no late payments or negatives at all on all my reports. But I my score has gone down quite a bit because of all the properties I own and have mortgages on.

Yeah, it's definitely a good thing to check out once in a while. I typically check once a year to make sure nothing funny is going on.

9 out of 10 lenders use transunion as their decision maker, take your low score throw it out, take your high score throw it and keep the middle score. Being in the real estate/brokerage game for a decade will teach you alot, mine is 792 wifes is 789 last we looked

How many mortgages do you have?....LOL

I think you have a point though with what they call a debt to income ratio but at the same time I assume it depends on if all those mortgages are rentals or 2nd homes. My rental income that I collect offsets my mortgages.

Mine is horrible thanks to a purchase I made while in college that went to credit... I paid that off and they never reported it on my credit report, which now shows as a "written off debt"... hurts my credit huge.

I've been fighting it, but so far no luck.

Actually I don't think debt to income matters for the score....since the credit reporting agencies don't know your income.
Although it is something banks consider before lending money of course.

Its the debt to credit ratio that brings down your score.
If all your credit cards are maxed it hurts you....if you cancel an account with a high credit limit it hurts you.
If they're fairly new mortgages that can bring the score down since the % of available credit compared to total debt is out of whack.
Once the mortgages get paid down a bit the score goes back up.

Yes it is very important to check your score every year. I do on my birthday. Often places will try to charge you more interest that you should be paying as they assume that you don't know your score.

Mine is in the mid 700s ...lower than it could be because I have too much available credit. Not gonna give it up tho.. I don't use credit for much these days. My house is paid off so I got a home equity line of credit (mastercard) to keep something rolling on my credit history from time to time. There's hardly anything on it right now so the scoring agencies see that as potential for that much debt.

If your balances are low or non-existant it shouldnt hurt you at all... as long as you are below 40% of your available credit your golden.

Im in the mid 700's

I never use any plastic for day to day living and give nada clue to anyone how money is spent, - nor buy anything unless I have the cash to pay for it, - including properties (that can be a great advantage in other ways). No store accounts or any of that bullshit which allow spending habit tracking.

Do I have a Fico score? Na! Will the bank lend me money? You bet, - but there is always this look of disappointment when I keep refusing their kind offer of facilities that end up costing me money - it's like ya just betrayed them or something and took back your Christmas present.

The credit culture syndrome is nothing but evil for many folks - even the CEO of VISA opened stated "at some time in a clients life, they will extend their credit and that's when we have them". What an outrageous fucking statement which effectively admits they are nothing but legalized loan sharks. (Tho I do have VISA cards - but the issuing banks give nada information to VISA on background - it would be a criminal offense in those jurisdictions.)

Cash in your back pocket is much sweeter and more beneficial to doing deals! :-)

I've heard alot of ppl say that as well PK.....but Suze Orman says exactly the opposite....that closing accounts and reducing your available credit hurts you.

BTW....I've been trying to reach you RE:Advertising for quite some time now....what's the best way to get ahold of you?

One of the big things they use to determine your score is how long you've had credit.
There's nothing you can do about your age....but as you get older and continue to have good credit your score will increase. (By that I mean you need 25+ years of credit to have the uber high scores....you can't have that until you're in your 40's at least)

Ah.. reminded me!! Then there was the gay bank manager from Grand Cayman... he departed quickly back to Florida after another such incident!! :-) I suspect he may have moved quickly out of there - the bank liquidators are still interested in chatting with him!

Tho.. gotta say - he did have a very nice house which ended up on the market - the detail was impeccable on the design side! Gay folks seem to have a talent for that. I looked at this place and ran a mile - not because of the actual home, but wondered how the hell a bank manager managed to bankrole this place and have all the fittings that must have cost over $1m, excluding the home value. There was too much chance someone was gonna creep out of the woodwork and claim ownership due to some fraud shit or something in his background.

BTW - that bank was closed down in the end - there was some other shit he'd been up to as well.
