How much a site made in the past is more or less irrelevant. The real question is will it continue to make profit in your hands? Don't think of it as buying a site, think of it as buying a business.

I'd likely be too skeptical. Even if you can verify the 100k a year, I'd have to see where the traffic is coming from. What if it's coming from the sellers other sites, you buy the site and he/she just sends all the traffic to a new venture... Leaving your new purchase worth a 7.00 domain and 100 bookmarkers. Depends on the site I guess.

I'd rather build fresh for far less money and invest the rest outside of porn. But that's just me...

If the traffic is all coming from his other sites I would sign a contract stating that he can't remove the links or the deal is null and void and you get all your cash back. It's a good way to protect your ass...

Well, there's tons of factors
-Will need raw logs and detailed stats
-Will need to allow a test period
-Will need to have a stability and background check

It could probably go anywhere from 50%-150%
200% If someone REALLY felt it was a winner.

It appears the going rate is 3 months' worth of revenues plus GOODWILL value. This is for sites with recurring/rebill revenues.

I'm sure the pricing model is different for sites that use a differing revenue model. (Probably higher emphasis on Goodwill value)
