Ive had duplexes, triplexes and quads. If you get into them try to find some with one bedroom units. People who live alone are alot less likely to annoy their neighbors which will be your biggest headache if you manage the units yourself.
I own duplexes, tripexes, fourplexes and fiveplexes.
If the numbers are good, which means better than breaking even every month because of course there will be insurance, maintenance and utilities (if your tenants are not paying for them).

A friend of mine has a couple. His are in a good area and have decent tenants. He seems very happy with them.
On the other hand my accountant has several of them. Area isn't as nice hence getting good tenants is a pain in the ass. They are always chasing them down for rent. People leave the place trashed in the middle of the night etc.
I have been tossing the idea around myself however I am still on the fence.
