House selling tips?
I'm selling my house. Does anybody have any suggestions that might help me out?
So far I've - stained the deck - painted any chipped or discolored siding - hired a carpet cleaner for tomorrow - hired a maid service for tomorrow Clutter is gone. The only thing I can think of now is organizing the garage and cleaning + touch up paint near the front door and mowing the lawn on Friday, the day before it goes on the market. Any other tips? Or something I'm maybe missing? |
10 minutes before anyone comes to view the house make sure you brew a really STRONG pot of coffee :thumbsup

Mmmmmm coffee..... which reminds me, maybe I should get some glade pluggins or something... to freshen up the house.

if you ever watch HGTV they have a show called Designed to Sell. Where they take $2k and use it to repaint a lot of th rooms clean it up, replace old lights and things that are broken, etc and the houses end up getting multiple offers and sell for like $10-20k over the asking price.
If you have hardwood under the carpets Id definetely pull them up and shine the floors. |
Make sure the outside is neat. Bushes trimmed, lawn cut and edged. First impressions can make the difference...that is where they get the expression "curb appeal" Some people make up their minds they will not buy it before they ever walk in the door

Bake Bread, goes with the smell of the coffee.
You sense of smell is the most power sense for triggering memories, so they remember that your house smelt nice, possibly not conciously, they'll probably be thinking 'there was something nice about that house but I can't put my finger on it' Also fresh cut flowers and stuff like that, but don't go OTT or they'll think your gay. |
Also be nice, offer them coffee, cakes biscuits etc.
If they've seen another house that they like equaly then they may be more willling to give their money to that 'Nice guy Steve' as aposed to 'slightly offish Brenda' |
Well I can't bake cookies or brew coffee 24/7. For the first two weeks there will be random showings when I'm not there. If nothing has happened by then I'll have an open house (with cookies, coffee, and Lee of course).
Building inspector - didn't think of that one. I think that runs about $200. I'm going to look into that. I had an inspector look at the place before I purchased it. As for hardwood floors, great idea. But I have new carpeting (2 years old) in almost the entire house. By the way if anybody is looking for a kick ass Realtor in the Minneapolis area just let me know. Mine is very bad ass and he offered to come help me stain my deck. After the 4th offer I said yeah, come on over :) And he did. |

Oh if you've got an outside area, make it look as used or usable as possible, if you can pass it off as an extra room of sorts. Even if you got a paved yard just stick a table and chairs on it, borrow it off a mate if you don't have some garden furniture, borrow a BBQ etc.

The smell of cookies helps a lot.
In lots of stores, you can buy these apple-cinnamon things...that put a lovely homey fragrance in your house. Make sure your walls are neutral.... If you begin to pack things, definitely put them in the garage, in an orderly pile...it shows people you are serious about selling. If you have any warranties or you've upgraded anything, have the paperwork for your realtor, so he/she can list that. Landscaping is important, so mow your lawn and have pics taken before all the leaves fall off, so potential buyers can see what the property looked like when it was in bloom. Most definitely clean your rugs.... Some suggest getting your house power washed; but that depends on what materials were used to build your house... The condition of your roof is important. Think of everything you've done in the past two years to improve the quality of the house.... If you have sky lights, make sure they are clean. Definitely get your windows washed, inside and out. And, good luck to you. |
Get a giant blinking red sign to post on your house saying "Click Here Now!"
Also, you say you removed clutter, but also remember that alot of your personal things will be "clutter" to a buyer. Remove personal items, make sure when you walk in a room that what you see is 4 walls, ceiling, floor.. and view out the windows. Thats what you're selling. Put your marketing hat on :) Good luck |

Landscaping is a HUGE Plus, make sure the outside of the house is clean and clutter free. Also make sure there is not clutter on the inside of the house and youll do fine. I couldnt believe how much more interest there was in one of my house's when i did these simple things. Good Luck Selling its a GREAT SELLERS MARKET!!!!

ur personally selling it?
some agents lowball u so that they can get a quick sale and get the 6% nothing impresses potential buyers than a clean house with no pets. or if u can, borrow some really nice furniture and put it in ur place to make it look posh |
