Get a good buyers real estate agent, they will do all the work for their share of the commission, you dont need to pay them a dime. They will research and give you a list of whats for sale

I "heard" commercial sucks right now, but maybe you can get a good deal for when the economy hits it's next up-swing.

One thing we did was to buy some empty property. You can usually get it a cheap. Buy it close enough that in a few years the value will go up, but far enough from the city, that the price is low right now. Keep in mind that a lot of people right now will sell a little lower, because they could use the extra cash.

On empty property I mean.

commercial prop. is way more lucrative

by placing tiny little classified ads in the local paper, you can start making millions
