Landlords.
 
Im moving tommorow the 26th and my lease ends next month, I don't have money till the 1st he calls me just now and says he needs the money today cash for next month, and that he has somone coming to see the place at 4:30. and I said I said I cant pay him, I am boring money to move tommorow. he said i better have it today.

what the fuck do I do? I have a feeling today is going to be hell,
ps he lives right under me.

ok i got money idiots.. but im trying to explain how im telling him.

he is going to rent the place for next month, while he wants the money from me. im not paying when im leaving and he is going to rent it out to someone, so now im staying and going to make this month a living hell

plan ahead next time..but if you really get in a bind do this...let him evict you legally and challenge it. Then you will have more time until you goto court and you can go find something else.

Not sure of the laws in Canada, but in my state if the rental lease says rent is due on the 1st then he can't ask for 'rent on demand'. Also, although you are obligated to pay rent until the end of the lease, he cannot rent it out and collect from both of you. That is illegal here.

This is from a landlord (me): follow your original plans and don't turn in your keys until the end of the lease (which you're paying for). Lawyers are not above the law, but they sure can talk some shit.

I think most landlords ask for 2 months rent in advance, first and last month...

Give him the money on the 1st or on the day your lease says its due. if he causes you a problem wait a few days more. Most landlords can't charge a fee till the 3rd.

If you're lease says that the money isn't due til the first, he can't demand it earlier! If he's a lawyer he should know this! But since the lease ends next month you are legally binding to pay him for next month. But that means that if you don't want him to show the place, you can tell him you don't want anybody over til after you move out! Must my :2 cents: tho!

huge party tonight... big fight just a few hours ago, telling me this, that if tommorow the moving truck is outside and i start moving my shit the cops will be here to seize my stuff, not let me move.. I said I reserved the truck already and I will have his money on the first, I am going to stay here till the first of the month and pay him than.. not good enough for him, once i vacant the property he has rights by LAW to get the money from me.

and ppl I got plenty of money to pay my rent, but just cause I got money doesnt mean I should let ppl walk all over me, he has plans to rent the place, once i leave and pay him, he will rent it out, and for me to get my money back, im going to have to go through all that bullshit he will have to, to get the money from me if and when i dont pay him.

They can charge if it's in the lease. Mine says rent is due on the 1st and late on the 2nd, and I charge a late fee immediately plus an amount per day, plus I charge for typing up and delivering notices to quit and demands for rent. So basically on day 2 I can charge $50. To many renters this seems like the 'greedy' landlord syndrome, but I still say the clauses are there so people take it serious and pay their rent on time, cause hey I got bills to pay too. Works for me... It's just like your CC bill or mortgage bill, etc. A day late and you pay.

If landlord gives proper notice (usually 24 hrs) in writing he has the right to show the place whether you like it or not. However you can still be a pain in the ass and have garbage everywhere.

You are obligated to pay rent till the end of your lease, even if you think he's going to rent it. If you don't he has right to file against you and mess up your credit. However, if he does rent it out and not credit you the difference, you can sue in small claims court. It's easy, trust me, and you'd win and mess up _his_ credit. However he'd probably try to settle to avoid court. Here in my state the tenant can be awarded up to 3x the security deposit if we don't send out a 'final bill' detailing what happens to the security deposit.
