Hopefully you have better anti-tenant laws than we do in California.

The lease renews? I have never heard of that 'automatically' happening
Did they sign a new lease? If not, then after the 1 year mark it automatically goes month to month with 60 day notice to terminate the tenancy. You will be lucky getting 1 month from them, you should have a 1 month deposit for "last months rent" no? :thumbsup |

Our lease works differently, we sign on either a year to year basis or for an indeterminate period. The year to year lease renews every year at the date of signing unless some kind of notification was given. Quote:

Did you ask them if they were going to renew?

considering they did their homework with the local housing board. considering they never said anything about leaving. i didnt need to ask. I have 2 other tenants who followed the rules and gave me letters telling me their leaving. if they gave even 1 month, i would have been happy. but leaving and not telling me, ur pretty much fucking me over. |
What morons

I've seen that happen a thousand times. Usually the tentant has some serious problem and doesn't want to face his/her failure or misfortune. Its sad the landlord has to be the one thats suffering along with them.
drug addiction has caused many to pack up and move ( what little they had left after giving everything to the dopeman ) in the middle of the night with no notice. medical issues or a death in the family will cause some to just abandon thier stuff and go move in with a sick mother or something to help them. Money gets tight and they just come pick up thier stuff with out even a good bye. But then there are the free loaders that get 3 months behind and skip to a new place they can scam. I was bored so I started typing Sorry |

When I rented to kids that it was their 1st place or 2 single guys that just moved outta home there was always some bullshit drama and the rent was ALWAYS late, they'd do the midnight move all kinds of shit....
Then I got hip.... Rent rooms out just week to week in a house. You dont have you cash on friday and no arrangements to pay you are out. I wait til 4am or so and then wake your ass up and toss you the fuck out in the street. They have no rights since they are guests and there is always someone else ready to rent a room with the quickness. Most of the room renters have a rap sheet a mile long, so they really arent going to start too much shit anyways. Alot of the room renters are really cool people also and have talent in the building trades, its just that they are into dope, booze or gambling. Alot of the time, I have them working during the day on the places we have and that covers their board as well, give em a few bucks an hour. Most of these guys couldnt get a straight job thanks to doing time. This gives them something to do, some bread in their pockets and their respect back to them that the system tries to take away. Holidays we have dinners and shit, Really good peeps that look out for the place as well and take care of the trash that needs to get tossed the fuck out at times. Rent rooms, its the way to go. |

this was more of a sudden disappearance than anything. the trouble that comes from this now is that i cant just rent it out. i have to wait until the lease is officially terminated before i can do so. legally, that takes 3 months. |
