I am incredibly indecisive about these things. I look for years for a piece of furniture. I struggle to overcome this, because I inevitably miss purchases that I go home to think about.

That is an unwise financial move. It is better to take a low interest mortgage and use your cash for NO RISK investments.

As long as you have the money in norisk situations, you can sleep well knowing if everything falls through tomorrow you can take that money and payoff your house.

Make your money work for you.

It sounds like a good investment - even though housing prices are set to take a dive in most western countries it will only be temporary - if at all in your case - and over time it will only increase in value.

All I ever really buy that I dont need is TV's DVD players and computer stuff. Other than that... All my money is just going into investments and bank accounts. I havent even bought new cloths in like a year. Im a miser.

percentage wise, i don't spend much money at all. i've got a couple of cars, some land, a couple of properties, and lot's of liquid cash.

i love the freedom liquidity gives me, even if i'm not squeezing every single cent out of each dollar... and i HATE debt.

Quiet, you should consult Micheal Jackson on this subject. Did you see that interview with him when he was in that art store in Vegas? He would look at some $20,000 piece of art for about 3 seconds and decide that he wanted it. Amazing.

I'm sure that is true. But did you see that? He didn't want that stuff. He just walked in and said, "I'll take this, this, this, that, 2 of these, that, this" It was revolting. I bet he never laid eyes on any of that stuff after he purchased it. It was nothing but excess. If he were buying shit he actually wanted, I wouldn't feel this way.

Yea but once you get past a certain point and you know you have a decent income, luqidity and safty is definatly more important than getting a high return.

I'm only 21 and poor compared to you.... So I choose to sqeeze with all my might.

Then there you have provided your own answer - it's where you have always wanted to live and you can afford it so that is a definite positive.

It's located in an area where economic trends are not going to affect it's value for the foreseeable future - another definite positive.

So where are the negatives?

i have a lot more experience with Banff. it's great, but colder, and a shorter ski/snowboard season (the glacier in Blackcomb stays open till august). you can't get anything like ski-in/ski-out in Banff. however, Banff is definitely much more beautiful than Whistler. More of an 'arts' feel to Banff as well. prices are much, much better in Banff.

Of all the things to spend your money on real estate is one of the safest, so far you have only listed positives, so what are some of the negatives that are holding you back? Just the sum of money involved? Like you said you probably will have plenty in reserve even after the purchase, and the likelihood that you wont be able to recover your initial investment is also much smaller with real estate than just about anything else.
