I do/have invested in a few offline projects from people Ive met online. I think its a good idea to meet face to face before closing the deal.

i'll be starting up a clothing company shortly. for the time being, i'll be the sole investor, but my girlfriend will be helping with management, and my brother and close friend will be helping with design and marketing.

As do I...or rather I should say...as did I. I have sold off some of my more scattered properties and put the money into mutual funds...and the properties that I have kept...are either paid for or are self paying. I do not intend to invest in any more properties. The reason being is two fold...with the primary reason being my physical condition...and the secondary reason being...I do not need to do anything further to gain financial security for the remainder of my life. My needs are simple...since I do not get out and about much anymore. I live off of a very small percentage of my income.

Buying an offline biz with my brother at the beginning of next year (have all the paperwork and loan sorted). It is doing around 500k profit a year at the moment, but hopefully it also has a lot more potential.

Me too man, getting into something new now as we speak. Might be a little longer term than you like but it's relatively little investment and you get a nice income coming from the first month.
