could you IMAGINE being 19 years old and being sooo socially useless that you have to goto GFY for your kicks on a Saturday night.

is there anything more pathetic then that?

shermo 11-01-2003 11:12 PM

BTW Zaha how did you get approved for a mortgage when you're 19. You need 3 years notice of assessment if you are self employed... So you would need tax documentation back when you were working when you were 16??

Unless you put down 25% I see it very hard for you to get a mortgage at your age. I'm not trying to hate on you, I am just very doubtful....

I put down 25%. My father bought 2 houses next to the one beside me so I have collatral under his name.

I dont plan to move in, I just want it as an investment, and I got to purchase 4 days before the public cause they are being build beside the university where I go and so far they have gone up $9,000 within one day.... Ill hold until they are finished and sell for a few grand profit.

Za Ha 11-01-2003 11:40 PM

Without the 25% I would have no chance to get my hands on a mortgage, they would probably laugh in my face.

PM2 11-01-2003 11:40 PM

you dont need to state your income to get a mortgage.

Sure you do.

U state your gross monthly income, your expenses, your property tax and they calculate how much you can take a mortage out for.

If you put in 25% they dont care especially if the house is in a nice area. If you are buying more then 2 houses then you must put in 30% cause its considered as an investment.

Furious_Female 11-01-2003 11:43 PM

I'm 23, I'm home and on GFY... by choice :glugglug

Making money and chillin at home is way more exciting to me than any stale club with a bunch of weekend warriors and possibly getting hit by a drunk driver on the way home... yeah home is good :)

true, the bank will always get their money, and if you dont pay up on time interest will eat you for the rest of your life and your credit rating will be soo bad that you wont even have a debit card

i dont have the 25% that is needed but it is required once the house is complete in 2005 (april) so I gotta pull some more money together by then, but still approval wasnt hard. Banks love to give you loans, cause then they own you!! lol

stevo 11-01-2003 11:48 PM

I'm 22, I just got back from playing some pool. The streets were freakin deserted. Nobody's out tonight, at least here in Orlando. I think everyones still recuperating from Halloween drinkin.

I'm 28 and bitter. Let's not get into it. I'm here 'cause I'm bored. Thank you, nothing more to see here, move along.

HS-Trixxxia 11-01-2003 11:52 PM

Actually, if he has good credit all he needs is a letter from an employer stating his salary. If he's borrowing more than 75% of the value of the home, he needs to pay the CMHC insurance, which the bank prefers so they are guaranteed that if he defaults they are guaranteed their money.

Your mortgage is not open for 25 years - life of the loan will be 25 years if you don't refinance it. The term of your loan is most likely the 'better than prime' which is 5-year closed and at a variable rate about .25% lower than prime - which you can only convert to a 3 year closed term (which is presently at 5.8) When prime goes up, so will your payments.

The new property is a commercial/residential Victorian building located in my hometown's downtown core. The bottom floor is currently being rented out to a Lawyer and the top floor is a large "new york" style apartment that has a seperate entrance and can be rented out as well.

All hardwood floors throughout and tons of new rennovations done. I'm planning on doing some sealing work to the basement and a bit of brickwork, but other than that nothing. I also own another rental commercial building 5 doors down from this one, I'm buying up the whole street hehe! I also own another house just outside of town.

hehe cool man. That is a great way to make some cash and not be out of pocket too much! I know a number of people here in Vancouver that buy condos in buildings that are not yet built and as soon as they are built people want to buy. So that is when my friends sell and pocket some nice change!:thumbsup

Why is it that so many people think all kids have to be outgoing and getting drunk? Being 19, I rarely get drunk, and I spend most of my time at home when I'm not working. Oh, and 19 year olds that stay on home on a Saturday night aren't social outcasts (most of them, anyway). I get along with people and they get along with me. I don't know anyone that doesn't like me.

Sometimes I wonder about your intelligence, Sleazy. You remind me of the kids that try to convince you to smoke weed, "Come on man, everyone's doing it!", when in reality, only like 10% of teenagers smoke weed regularily. It's the same thing when it comes to what you do on Saturday nights. Just because 10% of 19 year olds are outgoing (roughly) doesn't mean the other 90% are social outcasts. I'd rather spend my time on a Saturday night at home making galleries. Why? Because I enjoy it a hell of alot more than getting piss drunk and getting arrested for drinking in public.

For fucks sakes, the ammount of arrogant people out there never ceases to amaze me.

Long live spending Saturday nights at home doing something constructive.

No, you are always paying p&i just that it's amorticized for 25 years (the amount of time you have to pay off the capital) calculated on the total outstanding balance of your mortgage on a monthly/semi-annually/or yearly basis.

Basically the way the rates are now, the total of your payments for the first 5 years = about 60% interest 40% capital (that's if you have a fixed rate for 5 years) (example if you've paid 30k, 18k was for interest and 12k on capital)
