I'm looking at getting one of these for another vacation rental airBNB. anyone ever buy a pre-construction property outside of the usa? I'm going to fly over to look at the location

Not a big fan of DR for a longer stay than a few weeks, but the price is fair. Too far from the beach, though. Would be a no no for me, as an airbnb tourist.

I've purchased one-bedroom pre-build in St. Kitts. It will be finished in late August barring any delays. It's part of my citizenship requirements for St. Kitts - Nevis.

I am not familiar with Dominican Republic rules regarding title and ownership by foreigners, which I assume you are. That's on you. And don't trust the answer of most local lawyers or real estate agents.

Using Mexico as an example ...

Foreigners are not allowed to directly own any land within XXX number of miles from the coastline. The solution offered by the locals, is to allow a 3rd party Bank Trust to hold title for you. It works most of the time, until it doesn't. It stops working when the locals with influence want to take ownership away from you.

Only Mexican nationals and Mexican companies can own the land. Foreigners are allowed to form and manage a Mexican company. It's an extra step, but you now have direct control. Clean title however still remains an issue. A lot of forgery and shady business around properties continued to happen. It's on you to clearly know who are the potential interested parties, and have them sign off (Quit Claim) any interest claim they may have.
