I have one of my rental houses up for lease. House location is a stones throw away from Princeton University.
4 Bedroom - 1 Bath.

Available August 1 thru August 15th.
No outside nudity. All Princeton Township laws must be followed.

$600.00 a day + 1k Security (Returned if the place isn't trashed)
Filming hours 8am to 6pm
No pyrotechnics or stunt performances
Insurance is a must (I have insurance on the property too)
Mild cosmetic changes can be discussed

There are many other Properties for rent in the Princeton area. Find one close to the University that will allow you to film porn for $600 a day. It's not going to happen.

Caulking under the toilet looks ghetto as fuck tho. Better to just clean up after yourself and not let hair, urine and dirt build up. Caulking can cause more rot than anything.

I'd personally use clear silicon caulking, not the tacky white caulking & he's trying to rent the place out to people who will not be cleaning up after themselves. Most people who do short-term rentals are paying for the convenience of not having to clean up unfortunately :2 cents:

Sorry to say, it's not a joke.

Pornography deposits are significantly higher. I've been ripped off by lessees who've trashed the house. I allowed a lease extensions / they owned additional money then moved out without a trace.

I remodeled the house / hardwood floors restored to original condition. I chose to protect my investment.

My house's location is perfect for adult filming during the Universities Summer vacation.
University Security is at a minimum. Producers have shot on University grounds without hassle.

Hopefully my explanation explains the high cost of adult leasing.

Brought it up to the contractors this morning as they were finishing up. They stated when the toilet was installed on the composite flooring, the toilet was sealed from underneath. I pay the bills - The contractors (who I've had for years) do what they do. They advised me that caulk will look like crap.

It looks really nice. I'd use clear silicon caulking. Dust , debris & hair is going to fill that space if caulking doesn't :2 cents: Just trying to help :thumbsup

Let me get this straight... An empty cheap looking house...$ 600 for every 10 daytime hours. To furnish for a week minimum ( nobody will rent furniture for a day) lets say $ 1,500, then to deliver and install another $ 1,500. Some sort of art direction ( flowers, paintings, nick nacks etc..) rent or buy lets say another $ 1,000. Getting an insurance for a porn shoot ( good luck) but lets say I will lie, a minimum would be at least $ 2,000.

So lets start with $ 6, 600 and a lot of headaches. Most shoots are 12 to 13 hours and many require darkness outside, so add an extra days and blacking out windows. So no 2 nd unit shooting "after hours".

So, even on a weekly bases it is way too expensive...I rent a full furnished place ...very HIGH end just outside Prague for about $ 800 per 24 hours. A whole film studio with more then 20 sets for about 2x as much..

My business proposal in this thread is bare bones. From prior experiences, all of my proposals are bare bones. They appear to be extremely time wise strict - they do not have to be that strict. I perfer leaving the negotiating door open.

Short Term Production insurance is cheaper than 2k as long as your budget is under a million dollars during the lease agreement time.

My lease agreements max time was set for two weeks - Perhaps that's why there were no takers here at this time.

I've had the house furnished in one day for a three day film shoot.

This is a University town with a lot of well-to-do people. My houses earn top rental dollars during the two semesters.
Most times the students have no interest in keeping or storing their funiture after those semesters.
I allow them to leave their furniture behind which I keep.
After seven years, that tally's up to be a lot of furniture.

The rental / lease is a lot more streamline that it appears to be.
It's not like I am sitting on a empty property loosing money. The house is currently leased to University students until May.
