Why are people so stupid?!?!

I've been trying to sublease space in an office that I have and been nothing but headaches. We got a new space in a more upscale building, but still hold onto this once since it has a massively large conference room and is close to my house, so I'll keep an office there.

However, we have a number of individual offices within the suite. I talked to the landlord and he has no problem with subleasing the space out, as long as it's not the entire space.

Now come the idiots...

I've posted ads on CL and not sure what I put in there, but attracted the DUMBEST people I have ever met. The prices we have listed are at a good discount, you can't rent a single office in this area for less than $600/mo. so we have them at $400 and comes with all utilities, Internet, etc.

Last woman that came in wanted to start a DAY CARE business, but told me the business would have to be in my business's name because she is not allowed to operate a day care anymore because she had her neighbors kid over to play while other kids at her house, so she lost her license... uhhhh WTF?

Then just spoke to someone on the phone who wants to put HIS name on the door and outside of the building. He's starting a law practice and feels it's important... then he tried to negotiate me down to $300/mo. AND I provide a receptionist for the suite.

:1orglaugh:1orglaugh

So many idiotic people out there, no wonder why commercial real estate agents hate their lives.

The ONLY thing that hasn't been asked yet is to shoot porn. I'd gladly welcome it, since that is more normal than anything else that has come through.

Charge more, the full $600, or even more. It might take you a little longer to rent it out, but the additional money will pay for the time lost plus you will get a more serious individual.

Perhaps Craigslist wasn't the best way to go about this?

I don't know I'm just thinking out loud here. :D

Try pricing it above the level MrMaxwell could stretch to and you'll get a better quality enquiry.

Well it's only worth what people will pay despite what you might want for it or think it should get. But Sly is right in that if you only need to find one buyer and you can afford to wait then you have other options. That is the problem for renters. There is no downward pressure on rents until there is a clear oversupply.
