So apparently some landlords can pull a morality clause and not rent a house to you based on the source of your income!!!!

Future landlord googled my wife....cancelled our lease signing appointment.

Jokes on her....found a bigger house with a pool! I think the exxxotica after party is at my house!!

I lived in a house in Beverly Hills shooting for a year and when the lease was up they refused to give the $18,000.00 deposit back because we were shooting porn there. We had a lawyer serve them but they still wouldn't pay up. The lawyer told us that all we could do at that point is sue them in small claims court for a maximum of $6500.00. The company that put up the deposit just gave up on it. When my lease is up on the house I am in now Im going to squat for a couple of months without paying rent so I can get my deposits back. The lawyer charged us another $1000 to serve them papers $18,000.00 was basically stolen from us and the $1000 lawyer fee was pointless. I have had 3 leases in Los Angeles and every landlord tried has fuck me over so far and refused to pay back deposits because of they know what I do for a living. They know they can get away with it but its not going to happen again Ill be a squatter and just have my wife but the next place in her name :)

There is no morals clause. If you pushed it he would have to rent to you.

Jay-Rock get a new lawyer. The laws governing deposits are pretty clear. Unless they can prove damages, you are good. The only loophole in your case is that it was used commercially and not disclosed by you. So you broke the lease. If you were living there, you should still be able to get the deposit.

i don't know what its like in the states but in canada you can't deny people for most anything. you can't ask them about income, you can't ask them what they do. if you say you won't rent to them because they you just don't want to or don't like them, you will get in shit for it if the complain to the tenants board. of course nothing stops people from just saying they rented to someone else but still, landlords have no ability to legally protect their property from bad renters.

I wouldn't do it though, if you have someone who pays the rent on time and has no issues a few extra bucks a month isn't worth gambling on a new tenant.

I did that with a house (not that high of a bond) did not pay rent for the last 2 month so he took the money from the bond. I really dont think they care as it would be too much hastle to make you move out.

The company I was shooting for payed the deposits and payed 3/4 of the rent. The landlord did mention that it was used for a business and that was breaking the lease. The lawyer said they still were breaking their end of a deal since it is not stated in the lease. I guess that company just doesn't want to fuck with it anymore. I never shot anything hardcore outside but there were shooters that worked for the company shooting outside of my shoots that did. I knew if hardcore was shot that the neighbors would hear it and my guess is the told the landlord all about what they heard and saw. My current landlord knows what I do and put a clause in the lease that if I did anything in plain view of the neighbors that I would be breaking the lease. Ill just have to stay the last 2 months for free when I move out of my current lease so that doesn't happen to me again.

I could hardly get in a place thanks to Porn Wikileaks they posted all my real information and porn name so when you googled my name it came up.

Truthfully, I wouldn't rent to you either if I found out. Most likely its a guy renting out properties and the last thing the neighborhood wants is some porn guy having porn friends over all the time. Nothing against you, but some of these scum bags in this industry put a bad name for all of us.

Large complexes don't give a shit, they will rent to anyone, but when you get into houses, remember that this guy has to keep the property value up, so he's sees you as a risk.

Next time tell him your in "Internet marketing" and you won't have a problem.

After a very short period of lateness (varies by state) they can start the process to have you evicted. It is less than a month so I would advise against that strategy and just be straight forward about how you were ripped off in the past and you should invite them to do an inspection. Landlords HATE IT when you try to use a deposit as the last months rent.
