Do you have a lease? In GA, the lease stays with the property, i.e. if someone else purchases the property, they have to honor the lease. Then again, I know Hawaii has some different property laws :(

yeah.... lease is good till end of May.... she needs to have this place sold by November. Which means, if we haven't decided to buy it before the end of May, we're fucked. No new lease, and we start going through the whole showing-the-house bullshit again while we look for something else.

it sucks.... we literally got until the end of May to find a workable solution... or give it up.

Sounds like the guy who owns it wants out..Offer to buy his equity out and pay the existing loan plus a little on top..do a promissory note for the rest
