I disagree with your point that Sexploration.com isn't worth $2,195 because it is undeveloped. The fact that it is undeveloped gives the buyer the choice on how to developed it with their own business plan.

As for:

That speaks for itself as for a niche

I like it, I think its worth that much to an end user maybe not to a domainer or a small time webmaster but to a bigger company its well worth that price.
