I would invest in PUTS (against) on large overvalued RE development & construction companies with expiration dates about 12-18 months out & strike prices ~30% lower than the current market price.

Investment in real estate will be a good idea.

Mutual funds are too expensive and rarely out-performed the market in the long run. I would rather invest in indexes if I had $40k, was lazy and didn't what to do with the cash...

Real Estate is the worst option of all assuming you want an investment to turn big profits. Needless to say 40k buys you nothing.

establish a webcam chat studio here in Romania, 40k would get you 20 work posts/3x8 hours shifts, that would mean 60 girls working for you (us, LOL), the worst girl would generate an income of 600$/month, she takes half... so 300$ is profit...now multiply 300 by 60, that would be the monthly income of the studio, expenses would be around 3-4k/month, leaving a nice 14k at the end of the story, divide that by 2, 7k goes monthly into your pocket. Now think that the average girl makes 1000$/month, and the top girls around 3k.... :winkwink:
