thinking about buying a Vancouver property here

http://livingshangri-la.com/shangriLaRevised.html

around 700K for the unit i want. another 150K in options (THX home theatre, ultra high speed internet, audio piped into all rooms, stone flooring, other upgrades, etc). it will be the tallest building in Vancouver, in an amazing area. killer views.

thanks to Shemp for turning me on to this property. looks like a dream so far... any Vancouver people want to comment (good or bad)?

BRISK 10-08-2004 04:20 AM

I have lived in Vancouver before, and as nice as that building looks, I would prefer to live down by the water instead of in the middle of the city. Personally, I would look at the Concord Pacific development overlooking False Creek or the Coal Harbour area that is on the north side of Georgia.

I just got something in the mail about it today. Looks great. Why don't you buy one a little higher up?

xenigo 10-08-2004 04:23 AM

Jesus quiet, does it get any better than that? I'll come house-sit when you're at your Whistler condo. :Graucho

i like the idea that the first 15 floors are a 5 star hotel..perfect for when the relatives want to visit ;) plus its much higher than any other building in the city, so it will be the point of reference for the Van skyline...

i'll definitely check it out. i have to admit i was initially sold on waterfront only. but after chatting with some people, and looking more seriously at this place, i'm no longer quite so sure. this building looks to be absolutely spectacular in every sense of the word...

beemk 10-08-2004 04:34 AM

wow nice

cayne 10-08-2004 04:35 AM

I want to be rich too! :)
Sounds very nice quiet!

2 bedroom up in the 30's is high enough for me. i'm certainly not rich enough for the private access estates. 4 or 5 Million for a 2 bedroom is a little rich for my blood ;)

you'll have to get on the waiting list :Graucho

BRISK 10-08-2004 04:53 AM

If noise bothers you, I wouldn't live in that area. Being on the 30th floor with your windows closed won't keep the noise out. You will have to listen to minimum 10 fire/ambulance/police sirens every day, as well as drunk teenagers hanging out at the McDonald's, 7-11, and Wendy's/Tim Hortons across the street.

Daymare 10-08-2004 06:16 AM

I'm paranoid about 'biggest building in the city'... call me crazy, but those seem to have been a target for extremeists.

GTS Mark 10-08-2004 07:14 AM

Dude I hope you can get it so I can come crash at your pad when Magnus and I come to party in Vancouver. LOL!

But in all honesty 850k for a 2 bedroom condo... You have to imagine at some point that the bottom is going to fall out of the market in Vancouver. Is it plausible to think that this condo will appreciate over the long term? I think it will appreciate in the short time (3-7 years) leading up to the Olympics I am not sure after that....

Don't take this as a negative comment, I'm sure the place is going to be fabulous. I guess it all depends if you are buying this as an investment or to be your home. Sometimes I think too much about investment and not enough about lifestyle ;)

hehe for sure.

regarding the bottoming out, yeah there may be a bit of a falling out after the olympics. but this building will be THE address in Vancouver. 5 star everything. tallest building in Vancouver. not neccessariliy directly comparable to other properties. regardless, i do want a place in Vancouver, and this particular place would be amazing... i like :)

Shangrila will be about 4 blocks from the water, I wouldn't call it "middle of the city".

The downtown area is so small though, that "middle of the city" is still a 10 minute walk to any waterfront.

Sly 10-08-2004 07:19 PM

I've been looking at some houses lately. My "semi-dream" house comes with 3 acres, an incredible view, and is one third the price, hehe.

My goal for 2005. :)

Spunky 10-08-2004 07:19 PM

Get the penthouse..It runs for only 5 million..most of it is sold out from asian and american investors

yeah, a billionaire took the top floor :) they are selling like crazy.

free limo service in the downtown core. all kinds of extras... housekeeping, etc, etc. ultra low maintenance - just like my Whistler place. i heart low maintenance.

frankfortuna 10-08-2004 07:23 PM

Looks spectacular, I approve!

I retract my suggestion to get a higher place after I was reminded last night about 9/11 when I watched Farenheit 9/11. Scares me to death.

wyldblyss 10-08-2004 08:27 PM

That penthouse plan looks awesome....pricey...but damn nice

hershie 10-08-2004 08:31 PM

I am pretty sure city hall made a variance for 2 or 3 other buildings of similar height that are to be built, so it may not retain its title as "the address" for long.

xxxdesign-net 10-08-2004 08:34 PM

Prices are insane in Vancouver right now.. all over the country for that matter... Condos are being build left and right.. Will the offer exceed the demand soon..? I wonder myself if its the right time to buy or will the market drop soon... Anyone has a clue about this?

I own a sub-penthouse condo (32nd floor) in the Aquaruis building of Concord development. I bought it about 4 years ago (I rent it out - I much prefer living where I do in the West End across the street from the beach/seawall...), and the value has increased 110% from when I bought it.

webgurl 10-08-2004 08:55 PM

hey quiet , I live in van presently and used to live across the street or couple blocks away from Shangri - La that place is going to be really hot when its done . Its all over the Chinese market too I believe that there will be alot of Asian Investors buying suites in that building infact its Azn Owned as I recall . Very high end place . Mad Propz if you have plans to get a place there . D/T Vancouver you can never lose in property investment unless you get a hole + leaky condo or shitty area of van . This has proven with us several times that YOU CAN"T LOSE $$$ ! Gofor It :thumbsup

quiet 10-09-2004 11:31 PM

any other suggestions (new properties/projects only)? websites would great...

thanks :)

Steen2 10-09-2004 11:41 PM

If your looking to purchase near abbotsford.. Luxury building

2bdrs 1400+ sqft.. construction will be done on Jan 1st 2005.

I got 14 units there let me know I'll sell you one of them.

Its a 4 storey building though not highrise :)

chowda 10-09-2004 11:44 PM

http://www.trumptoronto.ca/flash.html

too bad its in toronto and not vancouver.

Sami 10-09-2004 11:47 PM

As for concorde pacific, they price they tell you is almost including nothing.

They charge 50,000 for 1 stall parking.

You want a decent kitchen add 10,000 ...

etc.. etc...

I wouldn't recommand concorde.

With the 900,000 you got.. look in the real estate paper you can get some amazing 2000+ water view penthouses ... wont be new but will have a bitchen view of the English bay!

Get in line ;)

Sami 10-10-2004 12:03 AM

That building actully has a swimming pool, bar and etc.. by the tree.

Its nuts. You wont find anything decent in that building for less than 800,000 though and I think its 15 years +.

Maybe if i sale enough short ICQs for not so cheap I will buy it :)

quiet 10-10-2004 12:11 AM

my absolute top, top is 1 M. and i want something new, so i can customize it. i've been through renovations, and would much rather do it my way the first time. so far shangri-la looks just about perfect. not being waterfront is the only thing that is slightly disappointing...

TheJimmy 10-10-2004 12:14 AM

I'm not envious of your money, your car, your business, but the freedom and abilty to buy a place and move to Vancouver is what put the E-word of you in my list ;)

congrats though, for real...I love that damm city, if I wasn't tied down for many reasons to Cali I would have become a citizen of Vancouver years ago...

:thumbsup :thumbsup on your new location...
