Why Florida might not be the next porn capitol...

Quote:
Homeowners, especially in Broward and Miami-Dade, have been falling out of their flip-flops in recent days as they open their preliminary property-tax notices to find increases of 15% or more. That's sizable in a low-income region where the median property-tax bill is already some $3,000, and it's doubly frustrating given that property values have slid by some 25% during Florida's housing bust. Residents have barely digested the recent news that their hurricane-insurance premiums, which can top $5,000 a year for most South Florida homes, will rise 10% a year for the next three years (vital, officials claim, for handling claims from the next big storm). And their public utility, Florida Power & Light (FPL), is lobbying the state for a 30% rate hike (vital, FPL execs insist, for upgrading infrastructure). "It all seems out of control to people here at the time when they can least absorb it," says Dr. Jose Valladares, president of the conservative Fair Property Tax for All in Miami-Dade.

Anyone from Florida that can give their opinion ?

Those who can afford it, will.

Those who can't, will move.

There are certain realities that need to be addressed in Florida, particularly South Florida...

My mother in law has a 70's 14x60 mobile home in Sebring. To give you an idea of the value, she gave $5000 cash for it 8 years ago.
Her property taxes and insurance for it are double what her property taxes are for her 2200sq ft 4 bedroom 3 bath house here in the midwest. She is thinking of selling, but then again, when she left Florida in the spring, half of the trailers in her retirement park were for sale.

Yep, that's what I have heard.

When I hear about some of these other states (at conferences) and what people are paying for their mortgage and property taxes it is a midwest reality check.

My house is 4 BR, 2 BATH, 2000 sq feet and I pay somewhere around $2200-2400 (they just raised it) annually. I live in a nice neighborhood, low crime, with good schools. Not that I care. I have no kids. But for property values, or resell I suppose it matters.

Yeah but got any idea what the cost of Home owners insurance there is?? I had a friend with a house about 1mile East of I95 but still 13 miles from the water., His home owners policy hit 4k on a 160k house.

Now. Add property tax.

It is what happens when you have conservative governance for many years. Rather than leveling a sensible income tax to pay the state?s costs property taxes, state fess, and so forth spiral out of control as there aren?t enough funds to pay the state?s bills. The insurance is another issue and it has to do with private companies pulling out of the state because they don?t want to pay out for the Hurricanes.

Might be time for me to complete my dream by grabbing a nice property close to Miami. Been thinking about it for a couple years now, seems right now is the time to buy... people need monies down there.

Gonna research prices a little.

The Orange County Property appraisal office here in Orlando takes up the entire top floor of a high rise office building downtown. It is prime office space with a panoramic view of the city. The city pays several million a year to lease the office space.

Awhile back Orange County built a brand new high rise building that holds the court house and it's just a few blocks from the county appraisers office. There are several ENTIRE floors of the county building sitting empty yet they continue to pay millions to lease space in another building for the appraiser.

Their reason is it would cost too much to move the four blocks to the county court house

With logic and spending like that it's easy to see why things are fubar here in Florida.

I know I just got my estimates. I live 3 blocks west of 95 and 4 miles from the beach, in West Palm. My taxes they say are going to be under a thousand. My insurance though is over 3k. I don't have fpl for power, but we pay more with the company we are forced to have now.

they doubled the homestead exemption for most florida residents.

My taxable home value has been reduced by 50k just with that exemption.
