my main issue is that i already own a rental property...if i go to renting a spot myself, thats kinda like moving backwards instead of forwards, yaknow? and i figure putting money into a property is better than throwing away on rent

wow you get it good in the usa, same sized condo here in Sydney would be 500,000 usd plus and even then you would be looking hard for it.

condos/ units/ apartments generally don't change much in price unless your in an undeveloped tourist area, I'd be looking more at a really crappy house on some land, that you can improve.

agent says they currently rent for $1,000 a month, which would give me a couple hundred more monthly income than my current rental condo

You made enough to buy a condo free and clear at 21? You do not need the college degree. Buy the condo and if this ship sinks, you go to college. It is a good time to buy real estate in most areas so no worries there and you can always sell it and use the cash for college.

I say condo. Colleges are overrated, aren't they. You can learn whatever you want outside of college by reading library books, talking to people for free, or whatever.

Go to college and get an accounting degree. That's what I did. Bang as much college tail as you can while you are there. That's what I did. Take what you learn from the business courses and tail-banging and apply to your business. Yes, that's what I did. :thumbsup

The smart people are the ones that need to go to college. Smart people go to college, get a useful degree & then apply it to their lives when they get out in a way that keeps their options open.

Good advise, especially good advise because of the degree earned. An accounting degree will provide the discipline most business people need but don't have.
