Where to buy in Vegas?
We went to Vegas this weekend to look at houses, but we just found seedy areas. Someone told us the 95 is a good place to start.
We were in the Cheyenne/ N LV BLVD area and I have to tell you I wanted to puke. Anyone who lives/lived there who can give me some spots to look and where to point our agent in the direction of? |

Green Valley/Henderson is good. Summerlin also. Depends on your price range. I personally live in Green Valley and love it. Good neighborhoods, tons to do and easy access to the freeway. (10 minutes to airport, 15 minutes to strip.)

The newer part of henderson off the 215. Green Valley, Summerlin and the southwest are my votes.

You're gonna have to go with a gated community. I spent about 4 months flying back and forth out here trying to find my house NOT in a gated community.
Finally had to say "fuck it" and gave the gated communities a shot. Once I gave my agent the green light on gated, the whole thing became a lot easier. Tons of really nice places. Only problem you're gonna have is the same one I had. Everybody is upside down on their mortgages. When I finally found MY house, I ended up paying the owners $137,000 extra over what the bank would loan. The house is incredible and 2 years ago would have sold for twice what I paid...but the bank didn't even want to loan the full $725,000! They stick straight to appraisals and won't loan one thin dime more. And the appraisals are a combination of the housing market (which is super low) and comparing homes that have sold in the last few months in a couple mile radius. So you get the mixed blessing of low prices on great homes AND the unfortunate side effect that the banks won't even loan the full amount of these great deals because of the market dropping so fast. So you're gonna need to make sure you have plenty of extra cash if you want to get the home you really want. Mine is in the N.W. part of town right off 95 |

I would also suggest Summerlin...and Seven Hills in the Henderson area is really nice. There are some amazing deals right now in both areas for really nice homes.

I live off of the 215 in Henderson/GV and love it. Gated isn't a necessity, but generally is if you are looking over the $500k range. The gates shouldn't be an issue if you live in a nice area, as the gated communities are actually a bit more targeted for robberies, etc (gates appear to be more expensive to criminals, and unless guard gated, they won't thwart entry attempts).
I'd stick to the GV/New Henderson area, Summerlin, Anthem/7 Hills area or Southern Highlands. I hear Aliante is nice, but it's a bit of a drive from anything else. I'm a Vegas native, so I have a pretty good idea about what this city is all about. |

We live in Summerlin.
It's a little more expensive, but so worth it.....and Payton, they are building a BIG mall over by Red Rock Casino. Nordstorms, Dillard ect...also Boco Park Rocks. I also allow photographer's to shoot here at the house inside and out, spirl staircase, pool and hot tub, fire pit and landscaping is awesome. I just need a warning so everything is spotless. We usually heat the pool to 90 degrees even in the summer. I have one neighbor who can see, but he doesn't care. Hubby and I don't watch the shoot's or anything like that. I have a ton of lingerie and I'm also a make-up artist. |

southwest / west side / henderson / green valley
the north side is nice starting around durango/215 the rest is old... east vegas is all pretty shitty too until you get into henderson

I have always like the Lake Las Vegas area. Homes are not cheap there but worth it IMO
