That's what I was thinking. In the beginning take what you can get, buy good second hand furniture to make the interior shootable and then as demand grows start to set your own prices.

Have you tried mainstream film and TV companies? They will do their own furnishing and pay a lot more money.

Hi Shiffy,

First, congrats on that house. It looks like a really beautiful place.

I don't think you will have any luck renting it to people on GFY without furniture because if anyone wants to do any photo shoots, they want to come in, shoot, and leave, without worrying about things like furniture. They need beds, detailed decor, etc. (And besides sometimes dealing with models is headache by itself lol!)

However, your gazebo & pool area look great and seem to have everything. If I were you, I would rent those locations out for $2000.00 per day. Why? Well first the location looks great, photographers are always looking for something different, and companies want to treat their top models to a little bit of the good life.

Plus, you know if a whole crew comes in, they will want to use other parts of your house anyway for things like changing rooms, make-up, etc. And if they're doing a video shoot, they may run cables and lighting everywhere, computers, etc.

Besides that, you will definately have out of pocket expenses. If you are going to rent the location out, you may have to charge tax, or require insurance, etc. What happens if someone slips and falls in your house or by the pool? And, do you really want to go through all of this headache for less than $2000?

I don't know anything about real estate but what DaddyHalbucks said makes sense to me. $20,000 a month sounds like a fair amount. Again that house is amazing.

Personally, I think I'd charge a flat fee of $5k per week or $15k a month. I don't think I'd attempt to rent it by the day.

With all the, ahem, fluids floating around in porn shoots, I'd get furniture from rent-a-store and include the cost of that in your daily fee. Get the furniture for a month, take it back, get new stuff and the pictures look like they're being taken at a whole new place :) You really only need a couple of bedrooms and a living room.

You obviously are in way over your head.

As Tarpy said you most likely don't have the proper paperwork.

You have money offers on the table from 2 people who both know what they are doing in Jim and Tony/Mandy. Given they both shoot often you could get a good repeat business from them, and this also shows you know zero about word of mouth or referral business. That's one of the best selling points for your product. Jim telling others "man I just shot in this hot location" and the word spreads and your phone rings more.

So far you've come across clueless and a headache to deal with.

Does your family member who owns the house know and understand what will go down? Are they ok with me shooting a DP on their kitchen counter and the girl shits herself, which we know does happen and they have shit all over their kitchen. Of course it gets cleaned up, but a chick did just shit all over your kitchen.

Or the serious amounts of cum that will be spewed all over the house.

If it is unfurnished your just paying for a nice amount of empty space. Might as well go to a 5 Star hotel Suite that's fully furnished with all the accommodations . I wouldn't pay over $300 to shoot a porn scene their your losing a lot of money doing so when you can get just as many sales at a regular hotel room instead of acting like MR. Rich .
