look into a lot of stuff as I'm a EU citizen so I need to figure out a number
of things before I can buy it, like immigration laws, property ownership for
non residents, etc, etc I don't need to know the exact asking price....
just an idea so I can make up my mind if it's worth looking into this and
possibly decided whether I'm interested to buy it......
gimme a range like $200K - $300K or whatever that's all I need to know
to see if I'll get on this or not before wasting both our time

I just got back from coast rica.. It was great and I had a blast but I see no reason to buy when things are so cheap ane plentiful there. Just my 2 cents.
Two gay dudes on "Flip This House" on TLC bought a bad ass condo for $185k... 2200 sq ft.. and a pool shared by three other condos... So pretty much private for the area..

Delta flies directly to Liberia now and now it is explain wht the prices for a surf town like Tamarindo are that high
Plus you can talk Spanish as good as Óscar Arias Sánchez ( CR president) but at their eyes, doesn't matter if you are from the U.S. , Holland or Italy... you are still a "gringo".

For $350k, you can get a house with a pool in Tamarindo. Sorry, but if your cousin is expecting $350k for this, he's probably not going to find a sucker for another decade.

Land at Tamarindo (and the Pacific coast in general) is on the high side MOxxx and increasing at crazy levels each year, but sounds a shade on the high side for an 1100 sq ft unit.
Know the area well and would fall of my seat if someone offered us $350K for a 1100 sq ft unit in a standard condo complex - tho depends what other communal infrastructre is in place It's easy to spend $5mill on infrastructure and this would be reflected in unit prices.
But... suspect your cousin will get into that price range if the property is sat on for a while. Internet appraisals mean very little and much better to pull in an experienced local realtor for a saleable market value if there is a wish to sell right now.
For everybody who replied to my post and mentioned the "gringo" price..you are paying gringo prices here in the U.S. as well:
- if you want Granite/marble counter top you pay 4 times as much as you would pay in Europe..LOL. Or occasionally they give you poor quality marble from the local U.S. quarry but they tell you it's 'Italian" marble..and of course you believe it...the same happens with cheap U.S. wine that is sold in restaurant as French or Italian wine..and you buy It..
- The same happens for "Brazilian Cherry" hardwood that is probably made from a Beech tree from North Carolina, but they tell you that it si Brazilian..and you believe it.....
-About those expensive Italian leather sofas you buy for hundreds of dollars in the furniture store but in reality are made with Cheap leather from Mexico.
The list can continue...The truth is that the average U.S. Citizen get screwed every day by paying "Gringo" prices right here in the U.S.

She had it Appraised by a local Agent and by a friend who is REMAX agent ( American Born agent to avoid confusion) .
I honestly think it is a little too much, but considering that the price is totally negotiable i am sure that the potential buyer can get it for less than that.

There is some truth in what you are saying - the "gringo" price levels are the prices for real estate (unless ya want to live in a temporary beach shack) - and these prices are not decreasing.
Sure, there are less US buyers now, but these have been replaced by purchasers from other countries who are paying serious money for property and land is still increasing at around 50%/year, - so, the price is the price.
Can give you examples of land with no water selling in bulk for $100 sq meter - you want water? $200. Equally, fairly mediocre land for $1.2mill/hectare (2.47 acres) and any beachfront is around $1.5 mill for the plot alone - forget any construction on it. It's all relative

In that case if the local REMAX agent reviewed the property - don't doubt they will get a buyer for around that price.
One of our partners also runs her own realtor regional offices here for many years and spends most of her time in the Guancaste region. There is no doubt property values are increasing substantially and some selling for serious money - ie condos for $1.2mill etc. At the moment it's actually hard to get property on the books at realtors offices - there is just not enough construction completed and now into selling units at pre-construction prices.

One thing which is famous is the "Costa Rica Electrocution Shower" (tho doubt the shower in that pic is one of them) - they specialize in rigging up showers designed to electrocute ya
