Are most definately not as cheap as I thought they would be.

Not the case anymore Sami. Depending on the area, beachfront lots go for... around $800K to almost $2mill.

Homes that cost $250K construction (that is a fair amount of house) can sell for around $1mill depending on land cost/location.

Oceanview lots vary a lot - depends if they are 20 miles from the ocean, but cost from around $30K to $300K simply because everyone wants to live on the top of a mountain and overlook the ocean.

There are plenty other options tho and you can get a place for $200 no problem - and with some "features", but unlikely to be beachfront or oceanview.

Not that I'm pimpin here - but got a particular ocean view lot that I sure as hell would not sell for less than $500K - simply because it's the prime one on that location and with a 360 degree view over the whole area including the ocean - it's also increasing value around 25%+ each year.

It all depends on what your looking for.
In Costa Rica as in any country getting a sea-side place will cost a premium.
If your looking to get a very very comfortable high scale place in Escazu or some place like that you can find for the $150K-$350K mark very easily. These same types of places in LA or USA would at least 2x the cost if not 3x.

Here is a good resource for getting a feeling for the true costs of properities - not by a broker.

heh yeah definatly not 200k...here in Florida to live on a channel that connects to the gulf its at least 1 mil couldn't imagine it being any less for ocean front in costa rica

Nope. I started looking there a few months ago. I may still take the plunge not to live there, but to rent out for vacation property and eventually (hopefully) sell for a profit.

Prices are what they'd be in an Atlanta suburb, IME.

Na... That is a major part of the reason for silly real estate prices now - there are folks arriving from North America and living here or purchasing a second home.

As an indicator, last year there was a shortage of 82,000 hotel beds for tourism. On a different level - it's the same with properties and these are being constructed to meet demand.

The North American, or specifically US element of immigration started after 9/11 but just increased since that time. The next area of flooding into Costa Rica is from the EU, - it has already started, - and an international airport is being constructed to carry air traffic direct from EU cities to Costa Rica.
