I know a lot of people moving there and buying some fantastic properties- but they all tell me there are nothing but hillbillies there and it's isolating.

Nope, not really cashing out. The only properties we are selling in California are the house we live in and the building that our office is in. We are keeping everything else since we have good tenants and positive cash flow.
I'm tired of California, the people, the traffic, and I think it's only going to get worse. With young kids, quality of life becomes a major issue. We looked at a lot of different places and Austin kept coming out near or at the top of every list we made. We went there for 3 days beginning of December and by the end of day 1, we knew we were moving. By the time we got on the plane we had already bought a house. The weather in Austin is not much different from where we are in Southern Cal, plus, being boaters, living 2 minutes from Lake Travis beats the shit out of driving 4 1/2 hours to Lake Havasu.
We were impressed with Austin on so many levels, too many to even count. Yes, property taxes are higher than here, by about 1% (and they don't have prop 13) but no state income tax pretty much washes that factor out.
I'll miss the Chargers of course, but I kept my season tickets and am selling them to a friend on a season by season basis. Austin to SD is less than 200 bucks round trip so I will still make a couple of games per year.
Honestly, I can't think of anything other than the Chargers that I will miss here, I'm really looking forward to the move.
