buy low, sell high. and you really should have done this 5 years ago in socal/norcal. Nowadays...vegas maybe, phoenix. Lots of land in New Orleans....

Its just my opinion but all the Adjustable Rate Mortgages given to people that normally wouldn't be able to get a mortgage. Will create a huge opportunity to those that are ready in about 2 yrs. It happened in the 80's and its set up to happen again. The mortgage companys give people an A.R.M once the rates go up so does their monthly payment. Alot of these people are maxed out at the current rate. When it starts creaping up(already is) the home prices come down. So in a couple years you will have people paying a $400K mortgage on a $300K house people will walk away from the properties.(like in the 80's) Theres an ol'saying "if you look far enough in the past you can see the future"

for the basic regarding mortgages etc read wikipedia like i did, after that it's mostly experience info you get from people involved in this. Have in mind this is like an ancient investing field so you'll better be really smart on your moves.

go take your realtors license course. if you plan on buying even get your realtors license. that way you get the commission when you buy the houses. the best part (it might be different there), in michigan i get access to the multilist which is the system realtors use to look up houses. i can look up houses and get deals as soon as they hit the market before other people have a chance to look at them.
