rental properties

Do you prefer apartments/condos/townhouses or single family homes as rental properties? Pros/Cons? Ideally, I would like a multifamily home but they are out of my range in this area.

Condos have supposedly turned the corner. More people bought them then houses last year. But go multi unit as the cash flow is much better the bigger you get.

Condos are probably my first option.. I found a small complex about 70 miles away that is relatively cheap, i'd have to factor in maintenance fees into expenses with a condo.

it is a full time job in its self if you have more than 2 or 3

always something they are bitching about

and then the run around to get rent :/

I fucking hate condos ... I'l never live in one again. Taking care of your house is a small cost to pay (and not really one ... it's just something I like to do) for having my space and not beeing bothered with parking lot, neighbors etc etc etc

As far as for the real estate market... everything making money works ... condos are definitly a good option right now.

If you're a private landlord you'll get the people that are rejected by apartment complexes.

Pain in the ass tenants are part of the game, but you'll get good ones too from time to time.
