going rate for websites

I'm thinking of buying out a website..
All the content is original and nice quality
60 models.. probably about 270 photosets

It doesn't have very many members though and about 3k a day in traffic..
He wants $20k.. the site does about that much in a year currently

I am thinking about 1/3rd that is more reasonable.. im going to have to invest a good bit to make it profitable, which I am sure I can do...

But I want to make sure I am being reasonable in my offer.

What does everyone else factor in when deciding how much to buy a site for?

You answered your own question. When is comes to buying out, (Make sure you get to see live stats) the rule is a third. Plus a site doing only 20K with 3k traffic? Something is wrong Beware
