				So I closed on my new house last week...
			 
			but because of work and baby duties, we weren't able to go actually go and start getting things done until almost a week later (on the week-end). 
		
	
		
		
		
		
			
		
		
		
		
	
	Well, as it turns out... they had a water leak in the toilet upstairs and just left it. By the time we got there... there was a water fall in the basement. So now ALL of our plans are shot to hell because we need to get plumbers and inspectors and all that fun stuff in to assess the damage and then HOPE that the sellers are nice enough to get around to paying for the repairs in a timely fashion... since we need to move out of the place we're in by the end of Sept. 	when I bought my house the same thing had happened... the master bedrooms shower leaked through the floor ruining the dining room's ceiling... My dad/uncle and I fixed it up but for someone that couldnt have done it themselves they coulda been charged thousands, because we had to re-stiple the whole living room / dining room to match... good luck with that, shitty thing to have to deal with at a time you have a milliong other things you had to worry about too  |

			Sellers need to disclose any issues they know about the home which will affect the value and the safetly of the new owner. Depending on what state you live in, sellers usually compete a Transfer Disclosure Statement. If the seller intentionally knew about it and failied to disclose it, they are liable. If I was you, I would contact a local real estate attorney. There could be more issues with the property and you have not yet found out about. Did you hire an home inspector before buying?

	There is an insurance policy that can be purchased that covers issues like this for new home purchases, and usually you can get the seller to cover the cost as it is relatively inexpensive. Good luck Stuart  |
