Hmmmm.... one mainstream site I did back in 1998 still generates $85K to $120K year after year and it only cost me $1K to build it back then. So I'd suggest using the $70K to research and find niche mainstream projects and build 20-25 sites. Spend the extra on advertising/cheap mainstream promotions labor and building linkbacks.

70k of stock = exactly that, 70k worth of stock
what can you do to increase your investments worth? nothing
70k worth of stock increases 10%, = $7k..

now

70k as a 10% down gets you a 700k house. (assuming you have credit)
what can you do to increase your investments worth? (paint, yardwork, remodel, etc....)
700k house increases by 10% = 70k profit
