Not too bad :)

My mother-in-law told us to take plenty of cash for bribes and stuff. I told her that Mexico now has 4 lane PAVED super-highways and even big jets can land in Guadalajara :)

If you're within 25 miles of the ocean then you cannot "own" property if you're not a Mexican citizen.

Non citizens who wish to buy property do it through a trust. It costs a few hundred dollars to set it up and then about $200.00/yr maintenance.

You still have to pay the note off (or pay cash) and it's your house to sell, rent or live in, but your name isn't on the paperwork.

Interesting. Have you researched financing down there?

It's beautiful...like a dream almost.

Guadalajara is still horrible for bribes from the police. I'm in Mexico atleast one week per month and try to avoid Guadalajara as much as possible, I try too stick too Mexico City and Monterrey, but sometimes the client needs trips to Guad....not fun...but man I'd love to own that house

That sounds pretty secure, what could go wrong with that set up?

No. Not yet. We plan to and/or maybe rent for a year and find the right house to buy.

I assume it would be similar to US financing ? Don't know. We're going down to look around some.

Nah. I think I would be comfortable after finding out more about exactly how to do it.

I think the bank's name is on the trust. People do it all the time from what I've gathered.

Monterrey is an option we're looking at as well as Cabo, Vallarta and Cancun.

The area we're looking at in Guadalajara is Rancho Contendo several miles out which is a gated community out by Lake Chapala.

I say go for it as well...

As individuals, foreigners can't own property within about 30 miles of the shoreline or about 60 miles of the border. But there are two ways that you can legally own Mexican real estate within these regions. Experts say that both methods are secure, when set up properly.

[1] A bank trust is commonly used for residential real estate, and that's called a fideicomiso in Spanish. The bank "owns" the property but you as trustee have total control of the real estate, for building, selling, putting it in your will and avoiding inheritance taxes, etc. You can list more than one trustee, for example, yourself and your spouse or yourself and a friend.

Bank trusts are good for 50 years and are renewable. Setup fees run somewhere around $500 for this arrangement, and annual fees are about the same. There are regulations on how large the land can be.

[2] You can form a Mexican corporation, but none of the owners can be Mexican. If the land will be used commercially, this is the way to go. Costs to set up this corporation are several times higher than for a bank trust. Mexican corporate tax reports have to be filed, which you would have a Mexican accountant do for you.
not just that, but if I understand it right, they just started lifting those laws about gringos buying land by the ocean, so look into it more...

I'd highly recommend Monterrey - I love it there

codymc12 11-03-2004 06:32 PM

Hmmm... I'm going to have to look into Mexico more.

We've been looking towards Panama - but the drawback there is it puts us a little farther away from the kid than we'd like to be. And I'm sure when she hits college she'll want the bank of Mom and Dad as accessible as possible.

I had concerns about Mexico re: gringo kidnappings and the like. But that data may be old, and at the time I read it, it concerned Mexico City primarily.

Nice find. Yes I wasn't exactly clear on the formula but I've learned a lot surfing from http://mexweb.com links.

I have sort of a friend who owns an adult affiliate program who lives in Monterrey who I talk to some about this plan.

He said he's never moving back :)

NO SHIT! I've been looking around and I'm frustrated to all hell. You can't find anything good for under 400k and for that you get a shack.

Yes, I think Mexico is a lot safer than it used to be years back. I still would advise against going there looking for trouble, but if you behave yourself then no-one really has any reason to give you any trouble.

Us, we're a family with our youngest daughter just short of 16 and not much high-school left. We're not even 40 yet, so time to quit the busy world and kick it quietly. Not really too much into the tourist scene, more mellow local type and I speak enough Mexican to do OK.

Health care.. I'd think you would want to come back to US for anything very important so that's a consideration how far you're willing to travel to get there.

Yea. Same with the resort town where we live now.

A 200/k (equivelant) house in Mexico would run you about 1.8 milion here.

Vitasoy 11-03-2004 06:49 PM

From those pics and with that price... hell ya

Wow - you're like our mirror image. :) Our daughter is 16, we're both under 40. We have been planning to get her through High School and then go someplace where we can relax a little more while we work - as well as stretching the almighty dollar a bit more.

My wife's big 'must' is that we have to be within an hour of an ocean. She loves the ocean, and won't budge on that. So we've been checking out Panama, Costa Rica - maybe now Mexico.

Exactly Cody, my wife feels the same. Guadalajara is a little farther than that, but not too far.

Now schools: "The American School" costs about 5 grand to enroll and $700.00/month (not bad for private school) and it's supposed to be one of the most diverse in the world with Mexican, American, canadian and european (French, German, Italian etc) students.

Friend went to high school there and has his own daughter enrolled and can't begin to say just how great he thinks it is.

The school is gated also.

shermo 11-03-2004 07:01 PM

Looks beautiful! I wish we had places around here for that price!

Unfortunately, school there isn't on the table. We have to stick around until our daughter graduates here. Mona and I both moved around a lot middle - high school, and we were pretty determined to give her a straight shot all the way from Middle School - graduation, which we've managed to do (and are almost done with!)

You still have my email? Do me a favor and shoot me any interesting links/info if you get some. I'm mainly interested in delving into financing possibilities. Really don't want to rent. I'll return the favor if I find something I think you might find helpful.

Gotta run - my stomach is growling.

What's the story on high speed internet in this place? That's a real hang up for me moving to Mexico.

Also...do you know if there are any other US expats living in that area?
