thinking about buying a Vancouver property here

around 700K for the unit i want. another 150K in options (THX home theatre, ultra high speed internet, audio piped into all rooms, stone flooring, other upgrades, etc). it will be the tallest building in Vancouver, in an amazing area. killer views.

thanks to Shemp for turning me on to this property. looks like a dream so far... any Vancouver people want to comment (good or bad)?

I have lived in Vancouver before, and as nice as that building looks, I would prefer to live down by the water instead of in the middle of the city. Personally, I would look at the Concord Pacific development overlooking False Creek or the Coal Harbour area that is on the north side of Georgia.

i like the idea that the first 15 floors are a 5 star hotel..perfect for when the relatives want to visit ;) plus its much higher than any other building in the city, so it will be the point of reference for the Van skyline...

2 bedroom up in the 30's is high enough for me. i'm certainly not rich enough for the private access estates. 4 or 5 Million for a 2 bedroom is a little rich for my blood ;)

If noise bothers you, I wouldn't live in that area. Being on the 30th floor with your windows closed won't keep the noise out. You will have to listen to minimum 10 fire/ambulance/police sirens every day, as well as drunk teenagers hanging out at the McDonald's, 7-11, and Wendy's/Tim Hortons across the street.

But in all honesty 850k for a 2 bedroom condo... You have to imagine at some point that the bottom is going to fall out of the market in Vancouver. Is it plausible to think that this condo will appreciate over the long term? I think it will appreciate in the short time (3-7 years) leading up to the Olympics I am not sure after that....

Don't take this as a negative comment, I'm sure the place is going to be fabulous. I guess it all depends if you are buying this as an investment or to be your home. Sometimes I think too much about investment and not enough about lifestyle ;)

regarding the bottoming out, yeah there may be a bit of a falling out after the olympics. but this building will be THE address in Vancouver. 5 star everything. tallest building in Vancouver. not neccessariliy directly comparable to other properties. regardless, i do want a place in Vancouver, and this particular place would be amazing... i like

Shangrila will be about 4 blocks from the water, I wouldn't call it "middle of the city".

The downtown area is so small though, that "middle of the city" is still a 10 minute walk to any waterfront.

I am pretty sure city hall made a variance for 2 or 3 other buildings of similar height that are to be built, so it may not retain its title as "the address" for long.

Prices are insane in Vancouver right now.. all over the country for that matter... Condos are being build left and right.. Will the offer exceed the demand soon..? I wonder myself if its the right time to buy or will the market drop soon... Anyone has a clue about this?

hey quiet , I live in van presently and used to live across the street or couple blocks away from Shangri - La that place is going to be really hot when its done . Its all over the Chinese market too I believe that there will be alot of Asian Investors buying suites in that building infact its Azn Owned as I recall . Very high end place . Mad Propz if you have plans to get a place there . D/T Vancouver you can never lose in property investment unless you get a hole + leaky condo or shitty area of van . This has proven with us several times that YOU CAN"T LOSE $$$ ! Gofor It

Its a 4 storey building though not highrise

As for concorde pacific, they price they tell you is almost including nothing.


They charge 50,000 for 1 stall parking.

You want a decent kitchen add 10,000 ...

etc.. etc...

I wouldn't recommand concorde.

With the 900,000 you got.. look in the real estate paper you can get some amazing 2000+ water view penthouses ... wont be new but will have a bitchen view of the English bay!

That building actully has a swimming pool, bar and etc.. by the tree.

Its nuts. You wont find anything decent in that building for less than 800,000 though and I think its 15 years +.

my absolute top, top is 1 M. and i want something new, so i can customize it. i've been through renovations, and would much rather do it my way the first time. so far shangri-la looks just about perfect. not being waterfront is the only thing that is slightly disappointing...

Its right on Fraser Highway.


The building will be very nice.
The Building sold out in the first couple of weeks after construction, didn't even get to the private market.


Due to the fact that they are building BC's biggest hospital couple of mins away from there, Doctors and nurses will be paying big $$$ to rent these apartments.

one question - i'm getting a def asian vibe from it - is it predominatly a one ethnic group building? Might be smart to check into that.

that COULD present resale problems if that's the case if the economy ever changes in asia.....
