5. Forgive them when they apologize for fucking up.
6. Tell them what they NEED to hear not what they WANT to hear.
7. Do anything for, not for expectation of anything in return.

that wouldn't be new to say "do friendship with or do business with". the "AND" instead the "OR" might produce critical misunderstanding and lead to some unwanted circumstances. I guess the same term applies to mixing pleasure with business. there always should be a clear boundary.

I hear you bud. I think we use the term friend too loosely. Acquaintance may be a better word for 99% of the people you would have called friends. I only have 3 people I would call a friend and they have been there for me and I for them for well over 20 years.

I can count my "true friends" on one hand.... only 2 of which are in the industry. Everyone else I am nice to on different levels but still not a " I would die for friend"

It takes alot for me to consider someone a "true friend" and isn't something i give out lightly.
