If a site makes $1,000 a month how much is it worth to sell for?

I have a niche site that gets about 5k visitors a day bookmarked, and makes around $1,000 a month, some months more. The only cost is hosting and that's nothing, like $50/month. And I spend about 20 minutes a day updating it.

How much is a site like this worth if I were to sell it?

I was thinking about selling it because I'm saving for a downpayment on a house.

seems illogical that you have a site making close to $950.00 net profit a month but you want to sell it because your saving for a house. A one time payoff is gonna be much less than you could earn hanging onto it and building off its traffic base.

Dont flame me for this, not trying to be a dick, just think that a steady stream of income is far more valuable than a one time payoff.

1. Save up for the deposit and use your $950 site to put into your mortgage...

2. Get a personal loan for the deposit (some places may give you a dedicated deposit loan), and use your site income to pay that off.

Both these suggestions assume the site will continue to make money consistently, life isn't always that easy.

Im not saying im going to sell it, im asking what people would pay looking at those numbers.

I do realize that $950/month profit for sitting on my ass is pretty good, but if getting rid of it for a lump sum puts me in a better investment like a home then that would be a smarter investment.

It really depends on the type of site, the source of traffic, and if the new owner could keep the same level of revenue with no trouble.

I can see your point, but if you have bookmarkers and traffic then you can pull more revenue from it with future ventures. But you can also look at it as you did it once, you can do it again, sell it for a lump sum, get your house, build another 1k a month site and let it help with the payments. Either way you win, so good luck with it man I hope it works out well for ya.

The buyer may not appreciate the value of his purchase being diluted by the creation of an identical site by the seller... if I was buying a site I would have an agreement that prohibits this for a period after the purchase.

In the adult webmaster buisness you should not expect P/E to reach over 1. Thus, 12k is the maximum amount of money anyone would pay for it.

Mots people seem to think a P/E at 0,25 to be correct.

3 months revenue with proof of no debts or overhead and proof of revenue streams would be standard in any business. I don't think you will get any offers for much more than that unless the site is really innovative and has potential for big growth.

I hate to be the one to point out the obvious but if it were such an innovative idea that you are concerned with people stealing your idea then it should make a hell of a lot more than $1000 per month.

instead, you could take the site you already own (or start new) and spend less by simply advertising and get a decent link exchange going. youll probably profit much more while picking up some new visitors.
