Our subprime rates just went through the floor this past wednesday ... ive been doing nothing but lock-ins since then.

I think right now we are at 5.4% as the best rate we have on the subprime side.

To anyone who knows the biz, this is unheard of! For many years i was writing "hard money" which is subprime deals at like 15% rates with 10pts in the front, thank god thats all changing with the ever so "rate savvy" consumer!

4%-5% is an easy bridge on "A-Paper" but its tough to qualify. Gotta have full income, loan has to be BELOW a certain loan amount, no prior BK or judgements, alot of other sticklers.

also your right about the buydowns, except wells fargo lets me buy it down in quarters, but it costs you a point ... complete rip off so i never EVER do it.

1pt in the fee will get you .25 off rate, that just sucks ass! lol
