    To those of you who invest in the market

    I keep telling people to be careful what you invest in. Make sure there is a return. Most people dont realize that the vast majority of the stocks they buy the only return is the upside.

    So if it goes down below what you paid, you have no profit.

    Some stocks and also, REITs and ETFs still return you a Dividend regardless of above or below the price you paid.

    Here are a few REITs to look at.

    Spirit Realty Capital (SRC), National Retail Properties (NNN), Macerich (MAC), Weingarten Realty (WRI), American Campus Communities (ACC), and Brixmor Property Group (BRX).

    Personally I like MAC and also BRX. adding these to my watch list for now.

        Thanks for the post PG.

        I've been researching investing on and off for years now but I'm really just scratching the surface, to be honest. I always wondered why people don't seem to talk more about dividend stocks in general. It always seemed to make the most sense for long term growth for me. I get it that it doesn't sell books as well talking about long term gains but the goal is still growth isn't it?

        the 'sexy' stocks always seemed more like a trap more than anything else.

          I feel the same about the sexy stocks and the risk is freaking huge.

          Here is an example of that. I think the reason this was in the news is just to raise the price per share.

          The Title:
          Can Just 2 Diversified ETFs Provide All the Equity Diversification You Need?

          The ETF's
          VTI trading at 204.19 when I looked. Last dividends per share were:
          Mar 25, 2021 0.672 Dividend
          Dec 24, 2020 0.782 Dividend
          Sep 25, 2020 0.674 Dividend

          To me this is NOT looking so good.

          Maybe its hype for their shares.

          The second ETF is:
          VXUS trading at 62.44 per share. Last Dividends are
          Mar 22, 2021 0.155 Dividend
          Dec 21, 2020 0.59 Dividend
          Sep 21, 2020 0.339 Dividend

          While this buy in is not that great its not overly bad.

          Or you can look at something like
          NLY Trading at 8.91 per share last dividends are
          Dec 30, 2020 0.22 Dividend
          Sep 29, 2020 0.22 Dividend
          Jun 29, 2020 0.22 Dividend

          See where I am going with this.

          The first one in the 200$ range gets you .67 cents per share.
          How many shares can you afford?

          Second in the 60$ range gets you well lets average at .30 they are jumping around a bit.

          And the third. cost less than 10$ per and gets your .22

          Just do the math on the number of shares you can get. Then on the dividends.

          If you set your account to Drip the dividends that goes up and up over time.

          They ask the question if these are all the diversification you need. I dont see a YES in that. I see that no they dont return enough for the cost.

          Over the last 5 years VTI has only gone up in price.
          In the same time VXUS had a big dip but has only gone up overall.
          While NLY is down 3$ or so from its high in the last 5 years

          Remember you dont have to stay in any purchase. you can sell. Best to wait 1 year though to avoid the higher tax bracket


          Remember to do your research and dont spend more than you can lose.

            To me the idea is for the long haul not the pump and dump type thing.

            Its why I never bought Gamestop and some of the others. I try to buy low with a return and then if I get the option to sell high as well thats great. I do have some stocks that do NOT pay dividends and they are a buy low sell high idea.

            I have all three major cruise lines
            2 EV companies
            2 battery companies.

            And shares of stocks/etf/reit's

            These last are for the growth. in other words I get some cash in and let the dividends buy me more shares. Eventually I can take the ( investment ) cash back out and keep growing anyway.

                This is a way to grow wealth without working overly hard. But you do need to pay attention to what you are doing.

                    None of this is hard. But it takes time and a little effort.

                    Personally I like the info that Yahoo finance page gives. Finance.yahoo.com

                    use the search bar to search your companies and then below it give info. Statistics and historical data when its available

                      I do roughly 50% dividend stocks. I have one fund that consists only of dividend stocks and have designed it around a great lifestyle around retirement age.

                      The average person doesn't like dividend stocks because they are not sexy so they don't hear any hype and then have no interest. They will never skyrocket. Many of them barely move. Instead, they pay out consistently year after year (assuming you have picked the right ones.)

                                            Yup. Dividends are like shiny objects. Seems very nice (as you get an income) but growth stocks can be beasts that return much higher TOTAL GAINS than mature companies that pay large dividends.

                                            Most companies eventually mature and start paying out large dividends.

                                              Companies that pay dividends are typically companies that have surpassed the massive growth stages of their lifecycle. AT&T is not going to find massive growth anytime soon.

                                              Paying out dividends is not preventing a company from growing. If that was the case, they need a different CEO and then they have completely different problems.

                                                Not only that. But it means that the shares you a buying is actually helping the company to have more capital for R&D. Not true for Gamestop etc. Those are privately held shares that are being traded.

                                                Trust me I also have a lot of shares that don't pay dividends because of the upside that is on the way.

                                                Think Cruise Lines
                                                Airlines
                                                Hotel chains
                                                Vacation companies. Personally staying away from Air BNB but that's by choice.

                                                  I got all the cruise lines near the bottom in May of 2020. Same with the airlines.

                                                  For instance I got RCL for 26$ it bottomed out at I think it was 22.90 right now trading in the mid 80$ range and should shoot to over 120 by the end of the year I think.

                                                    My real point behind the Dividends is this.

                                                    Despite the bravado here on this board the majority of the people here do not have the money to really invest a ton. Im talking 10k 20K or 100K. those are the amounts that make a difference.

                                                    If you buy 3 shares of American Airlines today then in a year or less maybe you will double your money. Even in 10 to 15 years unless one of the airlines makes a change to revolutionize travel they wont go much beyond that.

                                                    But if you put in 100K then its a lot. Most don't have it.

                                                    So buying into something that pays dividends then drips or reinvests it builds over time even though the share price does not double or triple.

                                                          Invest wisely... I don't own stocks any more.. I have sold all during the last year and i have earned from all of them.. I putmy money only in medicine and banks so i made profits from all of them

                                                            Medical is always volatile because of the processes to get things approved. Im sure some are amazing.
