I am progressing slowly on the north coast and it is only getting better and better...I am looking for somethis close to airports but far from resorts and cities...samana and las terrenas are great and the real jewels are on the outskirts of these towns...all realestate agencies are gringo pricing...you need a dominican contact, my taxi driver finds me much better deals on property than any agest...then you need to find some good lawyers and agents over expats I found some dude on youtube who does reviews with other expats on agents and stuff...never buy what you see online or in an agency unless you want to throw money out of the window...

Im here in DR for the next 2 months and I still have several islands to visit after that...st thomas and grenadines, aruba, curacao and guadaloupe are next because I have easy direct flights...
If I may my friend, be careful with real estate in DR. Of course you already know nowhere near the border with Haiti. A lot of islands you have restrictions on foreigners buying as well. You might acquire a leasehold but that will expire.

Real estate in the Philippines is CRAZY. You can double your money in a ridiculously short period of time.

I have a lot to learn this is for sure...I have seen several places built from wood, with semi open rooms, no side walls...the temperature here is always great...the only closed rooms are the bedroom and bathroom...the living room is covered with a roof and so is the kitchen but no side walls...there is only an outdoor mosquito net that separates the living room from the balcony...

this is incredibly interesting for me, I have already built a house before and construction like this is much cheaper than brick and mortar...there are no hurricanes here, puerto rico takes them all so wood is feasible as a building material...an open living room is the shit...no matter what happens I will build like this...

Its St Vincent and the Grenadines fool.
Stay in DR ass clown. 5K won't buy you tent space in Aruba or Curacao. With your budget you will be hitchhiking back to DR on a fishing boat.

if you need some advise for DR: FORGET IT !!!!
I lived there for 6 years. I came as a millionair and I went back to europe completely broke.
never expected that people who look so trustful and sometimes even can´t write their names are able to throw me that hard over the table.

DR is a wonderful island when you are there as a tourist. if you live there you will see the other face of it - and this face is UGLY.

DR has reported a very low crime rate - the reason is: if you want to report a crime (what I did several times) you have to pay an entrance fee to the police station, after that you have to invite everybody there to dinner, than buy paper where the guy who is able to write can type the report on a 1945 type writer.
if they stole you something you wait 1 week than some police guy will show up and tell you that they found your stuff at the other end of the island but to catch the guys and get your stuff back they would need a car. you need to rent them one. and sure they have to drink and eat on this mission too - you will pay for it. and when they come back after 1 week, spend all your money they will tell you with a face that makes you feel sorry for them, that they have been too late.

buy a piece of land in the DR is another surprise, because you will find out after, that your own lawyer, that you took to make sure that all is fine ripped you off together with the seller.
after you think you own the land 100 other "owners" will show up.

I still own land there. one of it is in the middle of a hotel in punta cana - and they did not want to buy it from me (even when the owner General electrics should have the money to buy) - they tried to kill me, the tried to put me in jail by smuggling drugs to my house and tried to get me with money falsification (because i had a color printer).

the face you see now is the OPPOSITE of what DR is.
I have never seen any foreigner there who did not want to go back home. Unfortunately most of them lost all the money to do that. And most of them are dead already. Either killed or died on Malaria and other stuff what officially not exists.

My wife had malaria and I had problems to find a doctor who was willing to check it (because it simply does not exist as they will tell you).
After I found one and the result was positive some hotel mafia and tourist police from there came and told me how deep the sea is around there if I would ever tell that to anybody.

I went there with 3 million and came back with 500 German Marks and had to start my live from below zero with 40.

The only satisfaction I have is that I got back wealthy and I know that all those who robbed me are worse today because they are not used to live with money and it made them much more problems to have it as to be poor.

I am really sorry that your carribean dream turned out like that...

so far I have only researched the DR and if I was to invest here it would be over a local bank and I easily qualify for their financing...I guess a 20 year loan is my best protection against double selling and I will let the bank finance me as much as possible...I do not count on this as an income stream and I will be able to pay off the entire amount easily the whole time or just walk away from it if things turn sour....a new development is that I have found rent so cheap that I question the need to buy anything at all...at this point in time I am just touring...I will not make a decision any time soon...

I have spoken to several expats here and most of them are happy, some are not and they mention the exact same things you do...dominicans are mostly nice people but they will try to "hustle" you any way they can...there is no welfare here so its nothing personal...the police seem to be getting better and less corrupt for the big things, but they are corrupt for small petty shit and probably always will be...I am from the 3rd world myself and I am used to much worse so it wont be a radical adjustment for me in any case...

if you go to a bank and they tell you about interest and they tell you something like 4% - than don´t get too much exited - they always talk about MONTHLY interest ;-)

loan is a huge business there and you can make a lot and lose a lot.
they call it compra venta because you do not give a simple loan you buy something from the debtor and give him a fixed time and rate to buy it back.

i was one day in prison there because i was not willing to pay a 500 dollar fine by crossing a red light with my car.
i asked the police guy where this fucking light is (because there was no) - he showed me where is WAS 5 minutes before.
if i would start to write a book about that NOBODY in the fucking world would believe me a single word.

you are probably right...I love the tropics and happy people, and this is not exclusive to the DR...even if the chances are small there are so many other islands...no reason for me to be stubborn about DR but I will still tour the entire land...

i asked the police guy where this fucking light is (because there was no) - he showed me where is WAS 5 minutes before.
if i would start to write a book about that NOBODY in the fucking world would believe me a single word.
You should write more about it - I hope you will. Also, how did you make your money back? We used to have another guy on here who went from zero (he was even homeless) to doing well.

Haiti is a complete loss, unfortunately, and very very dangerous. The problem in DR is contracts are unenforceable. The tourist police exist in many places - some places they do an OK job, some cases they are part of the problem.

In the end, never invest in an island until you have power - no power, they will take everything you have.
