It is going really nice...the real estate pricing is for gringos LOL but I have found studios starting at just 5K$ but you have to live among the natives...theres "white people" condos starting at 15k and houses on the coast starting at 30k but you have to have a car...a really nice oceanfront condo is like 65K but its 1 min from the beach and is in a gated community...you have to pay a monthly service fee but its in the 100$ range...
I have spoken to several small hotel owners down here who are expats themselves and their ROI on rental is about 8% per year...it is higher for cheaper properties if you can get guests yourself and it is even higher if you offer service for the appartments yourself...
I will probably start with a 3-4 bedroom beachfront house with a plot of land that allows for expansion and then build the rest...I am looking to build a 15 room hotel with a reception, small restaurant and shop...it is the easiest to start with an existing house and expand than to start from an empty plot...a beachfront plot is about 50k but permits and instalation of utilities in the carribean is slooow...
It is still too soon to purchase anything...location is everything and I have so much more islands to visit...

Did you already hire someone to manage your imaginary rentals and go to meetings for you? You spend entire days time here, so I can't see how a busy real-estate baller be doing all of this at the same time.

At the moment I am in the dominican republic...the first place I went to was punta cana ...it is not my cup of tea but you cant beat the 5K$ pricetag for a 1 bedroom brick and concrete appartment in the ghetto amongst locals...they are very very nice people and you are safe living there...they blast music all day and night but they have surprisingly good taste and you can eat out for like 10$/ day if you eat their food...I do not like punta cana because it is a resort town and its not my thing...
I am progressing slowly on the north coast and it is only getting better and better...I am looking for somethis close to airports but far from resorts and cities...samana and las terrenas are great and the real jewels are on the outskirts of these towns...all realestate agencies are gringo pricing...you need a dominican contact, my taxi driver finds me much better deals on property than any agest...then you need to find some good lawyers and agents over expats I found some dude on youtube who does reviews with other expats on agents and stuff...never buy what you see online or in an agency unless you want to throw money out of the window...
Im here in DR for the next 2 months and I still have several islands to visit after that...st thomas and grenadines, aruba, curacao and guadaloupe are next because I have easy direct flights...
