I'll be renting out the house I live in, in the near future.
I'll most likely use property management but my criteria for a tenant or roomate mostly goes along those lines.
In a university town I don't care what they are if they are pursuing a graduate degree. Most of the blacks in that case are well spoken and tend to be straight from Africa.
Degrees are a good filter as any feral negro/hoodrat won't ever have one.
At the very least just keep the rent high, high rent will filter any shitty black person. Nobody likes black people, not even black people

in my limited experience renting houses(I have had 2 in my lifetime) blacks were much better than the whites. I had a couple from Africa that rented my house for 5 years and never had one problem. Rent was always on time, the house was in better condition when they left than when they arrived. I guess it depends on the type of house. Black people / white people, there?s good & bad. Closest thing we ever had a problem was when we lived in a garden apartment. Just above us was an old Black couple that seemed nice enough. I was in there apartment once, as the A/C drain tubes were causing major flooding, and talked to them. Nice clean apartment. Nice quite people.
But every once in awhile about 2 or 3 in the morning there would be a knock on our door. Some old Black guy. Instead of going up the flight of stairs, they went down to us. After the first visitor, I always answered ?the heroin man is one flight up.?
Also in out 12-plex was a 20-something White meth dealer driving a Caddie, a Black player, probably selling crack, 2 different Mexicans selling pot and a White coke dealer.
Other than the old Black couple, they never had traffic. Took their business elsewhere.Comment

Nice neighborhood - I'm sure the children there must have loved it. FICO and income doesn't always work. I knew a guy who had a 780 who lost his wall street job; his landlord was smart, with 20,000/m on the line he met with him every week, "helped" him with his budget, and generally hung tight and eventually got his money when my friend found another job. Now my friend is living in Jersey in a 3.5/m house.
However, a black person with a federal job, beg them to come live in your house and do everything you can to keep them.Comment

My scooter variator came off and within 5 minutes I had 2 people offer assistance, the 2nd person just loaded it up in his car and gave me a ride back to town which was 15 miles.
I gave him an iPad in return.
He lived in Arizona but he and his wife moved back because the schools were low quality because of all the illegals that attend that don't pay taxes.
Life is nice if you behave yourself and those around you do as well. Taxes are relatively low here in Iowa and when there is a disaster the people here clean it up in a matter of months, not years like New Orleans (or even a decade).
A lot of Chicago blacks have made their way over here because the welfare is better here than over there. It's pretty easy to get on, initially you can just call them and they'll just give it to you, they don't even check anything on you.
Once a week I like to do what I call coffee shop hops; where I will drink my iced Americano read newspapers, magazines, and digital articles, and then hop to the next cafe.
In Des Moines I was talking to some police officers and they told me that every weekend 50%+ of all the crimes and murders are caused by people from Chicago, which just means blacks.
I'll rent my house out to blacks from Sudan or other parts of Africa, not from Chicago Illinois.Comment
