            well to be honest here in sd cali i wouldnt have less then 100k to get property

            becuz the average home is around 400k

                  what's the delight ? do you need to save the money or you want to do some agressive more risky but more high-return investments ?

                  go with stocks... blue chips if you need to save it....
                  and try some small & midi-caps if you want some "pepper" in your investment

                    Average ROI in this industry is 2 years.
                    With lots of luck you could find deals with ROI of 8 months which so far for me proved to be the bare minimum.
