                          Do you use 3 year ARMs to finance the loans? Seems to be the recommened way here in the US....

                                          Ajustable Rate Mortgage. You don't lock into a set interest rate. They usually start out low but can have some pretty high caps on them.

                                          Personally with rates so low I don't see the point these days unless you're sure you're going sell within the guaranteed low interest rate time period.
