Gotta post the url to make any kind of assessment. Need to look at backlinks, internet archive to see if its changed, if its expired, how long its been around and the market its targetting and the quality of the backlinks. PR alone doesn't mean much.

There is a lot that goes into a price. PR6 alone is not the deciding factor, but definately good selling point.
You will have people on here who will low ball, and try and get people to sell for 3-6 months of revenue, and depending on the site, and other factors might be a deal if you are having a fire sale.
But a lot of people with a good product will not sell for so low unless they are getting out of the biz, and just do not care. A lot of it depends on so many factors from search engine, PR, backlinks, product, design, network, traffic, and so on. Noone can give a simple answer to this.
