First off, congrats on your new place, nothing beats having your own! It's a bit too crowded for my taste, but that doesn't mean shit.

Get a dryer, man...it'll be among the best things you'll ever buy, screw hanging your clothes...plus, you'll never have to iron clothes(well, most of them).
I have a
Whirlpool and it works like a charm. I have an electric one, but they have 'GAS DRYERS' now?? don't know what's the deal with those, check into it if you want.
Also, is it a good idea to put your office in the guestroom?
Not too convenient if you happen to have a guest.
