If his name isn't on the lease kick him out right now. What does he have saying that he pays rent and stays there or has to stay there for so long?

well, it differs from state to state. it can be tough in some states, but I would think you would have to start off by serving him with an eviction notice, or restraining order.

I hope you took pics of the walls before you painted them

well you def would not want to file a police report because if they find out you lied you go away for 1-6 months

now you can tell him to get out within 30 days no if ands or buts

Does he receive mail there? That is a major point in CA law. If he doesn't, call the cops and say he is trespassing

i have pics of the walls, i told him he could do it if he painted them back later.. which he later refused to do

i think all i'll hafta do is call his mommy and that should take care of things

i know in ohio if someone stays with you more than 5 days your supposed to give them 30 day notice..

but my older sister has been kicked out of a friends apartment with no notice at all, so i dont know

i guess ill find out

didnt lie about anything... dont think a police report will be neccessary, but i know this kid is going to try to make this harder than it needs to be

he acts like im the dad of the house, so im the one he's always rebelling against..

sometimes he's cool, and will actually respect shit i have to say.. but i think in this case hes going to be ignorant about it and make him force him to leave
