that all depends on where you live. Nova Scotia and Newfoundland = awesome waterfront acreage for less than 250K CDN but here in Victoria or Vancouver it's more than double that for a lot no bigger than 5000 sq ft.

ie, the area i bought in 2 years ago has more than double in value. the average price of a home here is now 690K CDN. Lots are selling like crazy here. Ask Andy from Angel Dollars, he'll back me up on this one.

My ex's family has a 6500 square ft ranch that her father built in Rockland County.

It sits on a little less than 1 acre of land and they appraised value on it a few years back was $1.2 million.

Here in Rochester, that will get you a 10,000+ sq ft. mansion on as much land as you want.
