Try to get a visa...its not gonna be easy. I know a lot of people have to cross the border ever 3 months to get a temp visa.
Also youre not allowed to work there and its hard to legally own a house and stuff. You could buy a bar and have Thai people work for you..but i believe you arent allowed to move 1 chair yourself.

I believe you can own a condo there in buildings that have less than 50% ownership from foreign owners.

1) You need to get a visa. Tell them you are going to study Thai or some shitto get the year visa. Even then you will have to do a border run every 3 months. No problem, just run to Cambodia, Laos, Burma or where ever you want.
2) You need to pick up as much language as possible. The more you learn the better off your going to be because your already going to pay double for being a farang, but if you can "phud paasa Thai" you will save some money and know when your getting ripped off.
3) Be ready for a new way of life.

You CAN own a condo. It's the LAND you can not own. You do not need to be married to a Thai or have a Thai business or partnership to do this. If you want a HOUSE, then that is another story.
Also, what areas would be good to fit into?
Pattaya (Jomtien) or Bangkok is best for first time farangs. But once you have been there for a while most guys move outside these areas and live DIRTY CHEAP. I suggest if you live in Pattaya to do so in Jomtien or you will probably fall into the whore machine near Walking Street and the surrounding Sois.
Have you been to Thailand? By your questions it sounds as if you have not. I suggest spending A LOT of time there before you pick up and move. Visiting there for a week and living there (or any country) are not the same.

If you must live in Bangkok, which is a wonderful (and filthy) city, live near the skytrain so if you want to visit the above mentioned places and get around with ease you can, but stay out a little so you don't get raped on rent.
Also... and this is very important: The last place you want to learn Thai is from a bar girl. Proper Thais can tell this and if you have any future business plans in Thailand, you want to speak proper Thai and not bar girl Thai. That would be like learning english from a hood rat and then trying to do business on wall street. It doesn't work and you will look like a fool and looked down upon.Comment

Anyway... Pattaya is another great option. It does not stink like Bangkok does and has some really great condos (with ocean view) for not too much money. Personally Bangkok gets old for me with all the hustle, smog and noise.
