Me too, at the moment I'm selling my properties since the market is so good, But as soon as interest rates double, I'll be buying out all those home owners who can no longer afford the mortgage.Originally posted by AWW - Kevin

Condos skyrocketed in price 3 years ago here in Ottawa. I bought my house 4 years and was renting a condo before hand that sold for $63K. That same condo now sells for $129.Originally posted by evildick
I was wondering about this myself. I have a chance to buy a two bedroom condo in a small town for less than $60,000 Canadian.
Charge $500 a month rent and this will cover the mortgage and taxes and still leave me with a profit, but not if I can't keep it filled.
Almost anyone can buy a house with just 5% down, and there are plenty around here for way less than $100,000.
So for renters I am either going to be looking at welfare cases, single mothers on mother's allowance, or people that can't hold down a job for whatever reason. That's if I can even keep it filled at all.
Anytime you can buy and rent it out covering cost (positive cash flow) do it providing you make enough to cover the payments for a month or two in case someone screws you. In the end you will come ahead!!Fcuk Cash - Backroom Casting Couch, ExCoGi, BlackAmbush

I currently own, but if I wasn't already in the market I'm
not sure I would buy at the moment. Prices here in the
vancouver area have gone up a fair bit over the last while
and in a lot of cases its a lot cheaper to rent.

Bought my home 4 years ago and now it's worth more than double what I payed for it, got close to 100k in equity!Carbon is not the problem, it makes up 0.041% of our atmosphere , 95% of that is from Volcanos and decomposing plants and stuff. So people in the US are responsible for 13% of the carbon in the atmosphere which 95% is not from Humans, like cars and trucks and stuff and they want to spend trillions to fix it while Solar Panel plants are powered by coal plants
think about thatComment

I rent right now, not because I can't afford a house though. Living with 2 (soon to be 3) college friends and I don't wanna see parties at a nice new house if I were to buy.
Also not sure where I will be after the next few years so holding off and just saving / investing the money.Comment

Rent a awsome 2 bedroom beach condo and rite off almost half it as a office. Even though it's a music studio too.

Rent. I like to move every couple of years so there is no point in buying - would just be a hassle to go through all the bullshit of listing for sale and selling just to make a few bucks. Also, makes someone else responsible for paying to fix stuff when shit happens.Comment

I'm almost a homeowner - we start building within a couple of weeks...
How are the home loan interest rates in North America at the moment? In Australia they're floating around about 7%, which is higher than a couple of years ago, even a couple of months ago. Some people tell me that interest rates were 15%+ in the 1980s here so I shouldn't complain.
The weekly repayment on our house ends up being a bit higher than if we were renting a similar place, but (hopefully) we'll make up for that at selling time due to market prices. For example, the value of our vacant block of land has already gone up by about 20-25% since we acquired it.Comment

Do you fellow "non salary earner" people like myself ever have issues when applying for a loan? I needed to supply some extra tax documents but it was relatively easy this time... for my car loan they wanted extra shit like profit and loss statements, and this was when I was putting down a 40% deposit!Comment
-
A accountant will draw up a profit and loss up for about $250, I get one every quarter so it works the same as a income for loans.
I am thinking about opening a club in huntington Beach but i should probably buy a house instead.
Shot though you are stuck when you buy a house and interest is murder.Like the desert needs the rain

About 45 minutes West of London, Ontario. The renter market isn't the best around here. I might be better off buying something in the city to rent out to people, but this condo would be nice because it is only 10 minutes away from me.Originally posted by DrinkingHard

Yea, that's so true... you gotta be a milliuonaire to even have a decent life in NY! The cost of living is outgragous!! I grew up in NY for 26yrs, then moved to the Midwest. Got my own house and about to buy another property and rent it outOriginally posted by bigdog
well new york is crazy right now. You got homes in shitty neighborhoods where i still would have to carry a gun for 500k,and semi attached homes in middle class neighborhoods for 700k-800kComment
